The Managing Director, Asset Management, serves as a key member of CREA's senior leadership team and is responsible for the oversight, strategic direction, and performance of CREA's Section 42 LIHTC portfolio. This role provides leadership across portfolio risk management & asset performance, investor relations, compliance oversight, and operational excellence while ensuring alignment with CREA's long-term business objectives.
The Managing Director collaborates closely with executive leadership, investors, developers, and internal stakeholders to drive portfolio strategy, support organizational growth, strengthen risk management practices, and create long-term value for CREA and its investment partners. Additionally, the position is responsible for the leadership and development of the Asset Management team and the Administration & Operations team in Indianapolis.
Key Responsibilities:
Strategic Leadership:
Serve as a member of CREA's senior leadership team and contribute to company strategy, organizational growth, and portfolio performance.
Establish the vision, goals, and priorities for the Asset Management department.
Manage departmental budgets, operating objectives, policies, and procedures.
Collaborate with executive leadership to align asset management initiatives with business goals.
Participate in internal committees and strategic decision-making processes.
Portfolio & Risk Management:
Oversee a national LIHTC portfolio with a focus on performance, compliance, and risk mitigation.
Lead asset-level strategy, watchlist management, partnership issue resolution, and corrective action planning.
Monitor portfolio trends and identify operational, financial, regulatory, and market risks.
Support the achievement of key portfolio performance goals, including asset management fee revenue and deferred acquisition fee collections.
Ensure compliance with partnership agreements, company policies, and applicable regulations.
Investor & Partner Relations:
Oversee investor reporting, communications, and capital call processes.
Build and maintain strong relationships with investors, developers, lenders, property management companies, and industry partners.
Represent CREA at industry events, conferences, and stakeholder meetings.
Support the investor consent and partnership administration processes.
Team Leadership:
Lead, mentor, and develop a high-performing Asset Management team.
Guide workforce planning, succession planning, onboarding, and professional development efforts.
Promote collaboration, accountability, and operational excellence across the department.
Partner with Human Resources on organizational design and talent development initiatives.

Requirements
Bachelor's degree in Accounting, Finance, Real Estate, or a related business field.
10+ years of experience in LIHTC asset management, affordable housing, real estate investment management, syndication, development, public accounting, or a related industry.
10+ years of leadership experience managing and developing teams.
Experience managing complex real estate portfolios and working with investors, developers, lenders, and property management companies.
Strong knowledge of Section 42 regulations, compliance requirements, partnership agreements, and industry best practices.Advanced proficiency in Microsoft Office, including Excel and Word.
Exceptional analytical, communication, relationship-building, and problem-solving skills.
Ability to travel up to 10%.
Preferred:
MBA or advanced degree in a related discipline.
CPA, CCIM, HCCP, or other industry designation.
Experience overseeing institutional real estate investment portfolios.
Experience with fund management, investor reporting, and capital call administration.
Demonstrated success leading organizational change and developing future leaders.
