The Portfolio Support Specialist travels between properties to serve as an interim Property Manager or support staff during absences. They are responsible for maintaining community standards, training team members, and ensuring high levels of resident satisfaction.
Candidates must have at least three years of experience in property management and a strong background in leasing and customer service. A valid driver's license and the ability to travel extensively within North Carolina are required.
Description
The Portfolio Support Specialist does not have a designated home site but will travel between properties as needed. They assume the role of Property Manager or other needed staff during staff absences, vacations, or other operational needs.
This position is a floater position, based out of Greensboro, NC and will require extensive travel (100%) in North Carolina. A company vehicle will be provided during working hours.
Portfolio Support Specialist duties and responsibilities include but are not limited to:
· Travel between properties as assigned and maintain flexibility with location coverage.
· Assume the role of on-site property manager or other needed staff during temporary absences.
· Lead, direct, and control all facets of the community to ensure quality services and a high degree of excellent customer satisfaction by Preston Communities standards and policies, while working within budgetary guidelines.
· Train team members on proper leasing techniques and resident service.
· Ensure property performance is maintained—this includes walking the grounds to verify property is show-ready, walking all made-ready apartments to inspect and confirm they are ready for new resident.
· Tour visitors and guests (including prospects, owners, guests from corporate) to show amenities, apartments, community, etc. (May involve walking up hills and up and down stairs).
· Ensure that the on-site team provides the highest level of service to residents; respond appropriately to resident concerns.
Requirements
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. College degree preferred. Minimum three (3) years in Property Management Role. Must have a strong customer service and leasing background. Professional designations are helpful, but not required. (ARM, NALP, CAM, CAPS etc.)
Must have valid driver’s license and vehicle insurance. Must be able to travel between multiple properties as needed.
The ability to read and interpret documents such as safety rules, operating and maintenance instructions and manuals; ability to write routine reports, work orders and correspondence along with the ability to speak effectively before groups or customers or employees of organization.
Ability to use Microsoft Office products (Word, Excel, Teams) and have the ability to grasp other software programs, with instruction, such as industry software. (OneSite/Realpage)
Must be able to work well with people facing stressful situations due to the nature of customer service. Must remain calm under pressure; must handle multiple tasks with competing deadlines.
While performing the duties of this job, the employee is regularly required to sit. The employee is occasionally required to stand, walk, reach with hands and arms, stoop, kneel, crouch or crawl. The employee must occasionally lift or move up to 25 pounds. Must be able to walk entire property, including climbing stairs. Must be able to use hands and fingers as needed to perform various tasks.
