Senior Project Manager
This position is based out of our Charlotte, NC regional office.
As Senior Project Manager supporting our Charlotte region, you'll manage construction services The Samet Way, taking full ownership of complex industrial projects from preconstruction through closeout. You'll lead client relationships, budgets, schedules, and risk management while mentoring the project managers and engineers coming up behind you.
This role is built for someone who has spent their career in industrial construction and wants to keep building it. You'll bring that depth of expertise to every project, delivering on budget, on schedule, and to the standard our industrial clients expect.
What You'll Do
Own project delivery from preconstruction through closeout, including procurement strategy, trade partner solicitation, and design/procurement completion for design-build and CM-at-risk projects.
Develop and manage Project Management Plans (PMP), including team work plans, responsibility matrices, and job cost codes, and establish buyout strategies to maximize profit potential.
Build detailed project schedules with work breakdown structures, update the master schedule on a consistent basis, and hold trade partners accountable to milestone dates through Three Week Look Ahead schedules.
Understand and execute owner contract terms, conditions, payment requirements, and risk elements, and ensure bonds and insurance requirements are fulfilled before work commences.
Prepare scopes of work, purchase orders, and subcontracts within signature policy limits, and implement risk management plans for subcontractor and supplier selection.
File required notices, including Notice of Contract and Notice to Lien Agent, within specified timeframes.
Develop, maintain, and manage client relationships throughout the project lifecycle, with a focus on "Raving Fan" ratings and client satisfaction.
Prepare accurate cost projections and cash flow reports, manage change processes, and process owner, subcontractor, and vendor invoices.
Develop and execute Quality Control/Quality Assurance measures following Samet's "Never Fail" guidelines, and maintain document control processes.
Conduct and document project meetings, weekly coordination meetings, and pre-installation meetings, and prepare monthly Owner Project Status Reports.
Ensure project close-out documentation, including as-built drawings and specifications, is complete and timely, and lead the 11-month project walkthrough.
Mentor and provide guidance to lower-tier Project Managers, Engineers, and Administrators.
Ensure Site Specific Safety Plans are in place and followed, and promote safe work practices with subcontractors.
What You Bring
Bachelor's degree in construction management, business administration, civil engineering, or a related field.
6-10 years of progressive construction project management experience.
Extensive industrial construction project experience (required).
Mastery of construction methods, building codes, and regulations, along with contract administration, cost estimation, budgeting, and financial analysis.
Proficiency in project management software and tools (Prolog or similar systems).
LEED AP or LEED Green Associate accreditation (preferred).
OSHA 30-Hour certification (preferred).
Proven ability to mentor and develop junior project managers, engineers, and coordinators.
Excellent organizational and time management skills.
Ability to build trust and inspire confidence in team members and clients.
Ability to clearly and concisely express thoughts and ideas, both written and verbal.
Exceptional attention to detail and a passion for exceeding client expectations.

Physical Demands: While performing the duties of this job, the employee is regularly required to sit, walk, walk on rough or uneven surfaces, use hands and fingers to feel or handle equipment and files, reach with hands and arms, drive, bend, talk, see, and hear. The employee is occasionally required to stand, climb stairs or ladders, balance, kneel, crouch, and turn or twist. The employee may infrequently be required to crawl. Work Environment: The work environment is in an office and requires frequent, recurring visits to construction sites. The area can fluctuate from low to high noise level. Language Ability: Ability to read and comprehend detailed instructions, long correspondence, and memos. Ability to write complex correspondence. Ability to effectively communicate information in one-on-one, small, and large group situations to Associates or clients of the organization.
Computer Skills: Intermediate skill level in Microsoft Office suite and SharePoint. Ability to effectively communicate and interact with associates remotely through platforms like Zoom or Teams. Ability to type complex correspondence.
Math Ability: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability: Ability to comprehend and execute detailed instructions, both written and oral, using common sense reasoning. Ability to navigate obstacles involving few concrete variables in conventional situations.
Certificates and Licenses: A valid driver's license is required.
