The Operating Engineer supports the operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing systems. Daily tasks include completing work orders via CMMS, performing preventive maintenance, and troubleshooting building systems.
Requires 3+ years of related experience and specific certifications including a 2nd Grade City of Houston Boiler License, Universal CFC Certification, and a State of Texas Maintenance Electricians License. Candidates must be physically able to lift 50 lbs and use ladders up to 30 feet.

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.
The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
Expected Schedule: Monday - Friday 7 am - 4 pm with an on call rotation
Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
Maintain work order system (CMMS) daily and complete any tenant service requests
Perform assigned preventive maintenance and inspection tasks
Support on-call or emergency response situations (if applicable)
Troubleshoot all building systems, including electrical, DDC and pneumatic controls
Comply with all safety procedures
Participate in ongoing technical, safety, and operational process training programs
Fire Life Safety maintenance and testing (Critical systems including emergency power)
Seasonal start up and shutdown
Other projects and tasks to be assigned
3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
2nd Grade City of Houston Boiler License
Universal CFC Certification
State of Texas Maintenance Electricians License
Trade school education, union training, military service or college is desirable
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Ability to lift up to 50 lbs
Comfort using ladders up to 30 feet tall
Ability to frequently climb, bend, kneel, lift and/or drive
Strong customer service skills
