Superintendent (Live-In)
As a Superintendent, you’ll play a vital role in maintaining a safe, clean, and well-operated residential community for older adults. You’ll oversee the day-to-day maintenance and operation of the property, supervise maintenance staff, coordinate vendors and contractors, and ensure all building systems function efficiently. As the on-site leader for building operations, you’ll help create a safe, comfortable, and welcoming environment where residents can live independently with dignity.
This is a full-time live-in position. The Superintendent position includes regular on-call responsibilities and requires a high level of availability to respond to building and emergency needs. The Superintendent is required to reside on-site and respond to building emergencies as needed.

What You’ll Be Doing
As a Superintendent, you’ll oversee building maintenance operations, supervise staff, coordinate repairs, and ensure a safe and comfortable environment for residents.
Building Operations & Maintenance
Oversee the daily operation, maintenance, and monitoring of the property’s facilities, equipment, and building systems, including HVAC, plumbing, electrical, hot water, sprinkler, standpipe, and other building systems.
Maintain heating plants and equipment to ensure adequate heat and hot water availability.
Complete daily, weekly, and monthly maintenance logs and reports.
Inspect building equipment regularly to ensure proper operation and preventive maintenance.
Troubleshoot and diagnose building system issues and coordinate repairs through completion.
Complete assigned work orders in a timely manner and notify the Property Manager when outside contractor assistance is required.
Conduct weekly interior and exterior building inspections and provide reports to the Property Manager.
Maintain building grounds, including landscaping, snow removal, and debris removal.
Supervise building cleaning activities to ensure a clean, safe, and well-maintained environment.
Staff Supervision & Development
Supervise the daily, weekly, and monthly work schedules of Porters.
Delegate janitorial and maintenance assignments while ensuring proper completion of tasks.
Provide training and support to employees on proper maintenance procedures and safety practices.
Promote a safe work environment and maintain knowledge of OSHA requirements.
Work with the Property Manager on employee performance, staff development, and resident-related matters.
Apartment Turnover & Unit Inspections
Inspect vacant units before vacancy preparation and after completion of turnover work.
Supervise contractor repairs to confirm work is completed timely and according to scope.
Monitor and track progress of make-ready units and provide weekly status updates to the Property Manager.
Complete final inspections and approve completed units for resident move-in.
Conduct annual inspections of occupied units.
Perform additional inspections as needed for third-party agency visits, inspections, and audits.
Maintenance Coordination & Tracking
Complete and monitor work orders to ensure timely resolution.
Notify the Property Manager when repairs require third-party contractor intervention.
Inspect and monitor boilers, pumps, HVAC systems, elevators, heat pumps, electrical systems, and other building equipment.
Make recommendations to the Property Manager regarding facility repairs and improvements.
Solicit and submit proposals for repair work and building projects.
Track repairs through completion and ensure quality standards are met.
Vendor & Contractor Relations
Maintain professional relationships with vendors and contractors.
Determine work scope for outside projects and obtain proposals as needed.
Requisition supplies, materials, and services required for building operations.
Inspect completed contractor work and approve jobs to confirm work has been completed according to specifications.
City, State & FDNY Compliance
Serve as a liaison with City and State agencies and departments, including FDNY, DEP, and other regulatory agencies.
Notify management of vendor and agency visits.
Seek timely resolution of violations, including coordinating repairs, certifications, inspections, and required documentation.
Maintain awareness of governmental regulations related to maintenance operations, health, safety, and environmental requirements.
Emergency Response & Resident Services
Respond to all on-site emergencies, including fires, floods, disasters, and other urgent situations.
Participate in emergency response protocols to ensure resident and building safety.
Maintain professional and courteous relationships with residents.
Provide customer service with sensitivity and understanding of the needs of older adults.
Utilize building management systems and related software programs to monitor building performance, maintenance activities, and reporting requirements.
Perform additional duties and responsibilities as assigned.
What You’ll Need
Education
High School Diploma or G.E.D. equivalent required.
Experience
Five (5) or more years of Superintendent experience, preferably in a large multi-family residential development.
Experience supervising maintenance staff and overseeing building operations.
Experience coordinating vendors, contractors, inspections, and repair projects preferred.
Licenses & Certifications
The following FDNY certifications are required. Candidates hired into this position must obtain the certifications within the first 90 working days of employment:
S-12: Citywide Standpipe Systems Certification
S-13: Citywide Sprinkler Systems Certification
S-95: Supervision of Fire Alarm Systems Certification
Boiler certification is preferred.
Working knowledge of OSHA safety requirements.
Technical Knowledge & Skills
Strong knowledge of building systems, including HVAC, boilers, appliances, electrical, plumbing, carpentry, and general construction.
Strongly preferred experience maintaining:
VRF air source heat pump heating and cooling systems.
Air source heat pump domestic hot water systems.
Energy recovery ventilation systems.
Emergency backup generators.
Building Management Systems.
Ability to troubleshoot building systems and coordinate repairs.
Proficiency with computers and web-based systems, including building management and maintenance software.
