Portfolio Manager – In Person (Seattle, WA)
$85,000 – $95,000 + Benefits
🌿 About Arboreal Management
Arboreal Management is a mission-driven property management company focused on affordable and workforce housing in the Pacific Northwest. We’ve grown quickly to manage over 5,000 homes with integrity, care, and a commitment to long-term community success. Our strength lies in combining strong operations, deep compliance expertise, and modern technology to deliver exceptional outcomes for residents, partners, and regulators.
🎯 About the Role
We're looking for an experienced Lease-Up Portfolio Manager to lead the successful stabilization of residential buildings in Seattle. This is a high-visibility role for someone who thrives in the fast-paced, high-stakes environment of a lease-up—someone who knows how to build momentum, hit occupancy targets, and set a property up for long-term success.
🔥 Why You’ll Love This Role
Impact & Mission: Your work directly improves housing access and quality for people in your community.
Leadership & Growth: You’ll lead a skilled team while collaborating closely with senior leadership in a high-growth, entrepreneurial environment.
Variety & Challenge: No two days are the same—you'll be driving lease-up velocity, overseeing operations, ensuring compliance, and building the foundation for stable, high-performing assets.
Culture & Support: We believe in data-driven decisions, respectful resident relationships, and a team-first mindset.
🛠️ What You'll Do
Lead Lease-Up Execution: Drive aggressive, strategic lease-up campaigns to achieve stabilization targets on time and on budget.
Own the Portfolio: Oversee day-to-day operations across multiple properties—leasing, pricing, compliance, and maintenance.
Inspire & Guide: Manage and mentor leasing, admin, and maintenance staff to hit goals and grow professionally.
Drive Performance: Manage NOI, financial reporting, and Section 8 paperwork with precision and care.
Innovate: Identify opportunities for improvement and lead light rehab projects as needed.
Collaborate: Partner with our accounting team, senior leaders, and vendors to deliver consistent results.
✅ What You'll Bring
Proven lease-up experience — required. You've successfully taken a property from pre-leasing through stabilization and know what it takes.
3+ years of property management experience, with hands-on oversight of multiple properties.
Experience working at affordable or workforce housing properties.
A track record of hitting occupancy goals under tight timelines.
Proven leadership skills and the ability to build strong, effective teams quickly.
Comfort in a fast-paced, evolving work environment.
A data-oriented, problem-solving mindset.
Strong communication skills and attention to detail.
🚀 What We Offer
Competitive compensation and benefits package.
Immediate performance based bonus available.
Leadership role in a growing, mission-driven organization.
Opportunity to shape and optimize operations with strong executive backing.
Collaborative team culture that values innovation, excellence, and integrity.

Great Expectations is a mission-driven real estate investment and operating company based in Seattle, focused on developing and acquiring high-quality, affordable, and workforce housing.
We’re building the housing our communities need — quickly, efficiently, and without relying on the limited supply of Low Income Housing Tax Credits (LIHTC). By leveraging private capital and a vertically integrated operating model, we deliver real results in a housing market that demands speed, scale, and innovation.
Our vision is to create a scalable, replicable model for delivering deeply affordable housing — one that other developers, investors, and cities can use to tackle the housing crisis head-on.
We operate our own property management company, Arboreal Management, which gives us a direct connection to our residents and enables high-quality, tech-enabled operations that outperform the industry.
At Great Expectations, we:
Treat residents as partners, not just tenants
Serve our investors with transparency and performance
Use data to drive every decision
Champion diversity, equity, and inclusion
“Pay it forward” by mentoring others and sharing what works
We believe affordable housing should be efficient, profitable, and transformational — for communities, investors, and the future of our cities.
