Lillibridge manages more than 22 million square feet of outpatient medical space across 36 states, providing prime medical office spaces to health systems and physicians seeking to expand their reach and deliver value to their communities.
About the Role
The Senior Property Manager is responsible for providing day-to-day property management services for a portfolio of on-campus and/or off-campus research, innovation, and laboratory buildings. This role is responsible for implementing financial, operational, construction, and leasing initiatives in accordance with established policies, budgets, and business objectives, while working collaboratively with Lillibridge leadership, Wexford Asset Management, tenants, vendors, and property staff. Key areas of responsibility include tenant relations, property operations, construction oversight, lease and contract administration, and financial management and analysis. The Senior Property Manager plays a critical role in maintaining the reliability and performance of the properties, fostering strong tenant relationships, and creating safe, functional environments that support tenant and client needs. Key responsibilities may include, but are not limited to:
Lead all financial responsibilities for assigned properties, including annual budgeting, quarterly reforecasting, capital planning, monthly financial reporting, operating expense analysis, and oversight of accounts payable, accounts receivable, collections, and tenant delinquencies.
Administer leases by ensuring compliance with lease terms, fulfilling ownership obligations, and holding tenants accountable for their responsibilities.
Assist with leasing activities and preparation of lease submission packages as needed.
Manage capital investments, tenant improvement projects, building improvement initiatives, construction activities, renovations, and tenant move-ins and move-outs.
Prepare bid specifications, solicit and evaluate proposals, negotiate and administer vendor contracts, maintain service agreements, and ensure compliance with insurance requirements.
Direct and supervise building staff, vendors, and contractors in accordance with Company and ownership policies, establishing performance expectations and monitoring results.
Conduct regular property inspections to ensure operational excellence, building appearance, and compliance with company standards.
Ensure life safety programs, emergency procedures, and tenant handbooks are maintained and compliant with Company standards and applicable regulations.
Build and maintain strong relationships with tenants, ownership groups, vendors, and key stakeholders to achieve high levels of tenant and client satisfaction.
Acquire and maintain professional licenses and certifications as required.
Travel occasionally between property locations as needed.
Perform other duties and special projects as assigned.
Qualifications
High school diploma or GED required; Bachelor's degree preferred.
5+ years of property management experience, with life science, research, or healthcare real estate experience strongly preferred. Candidates with experience managing high-quality commercial office assets and complex building operations will also be considered.
Real estate license as required by state law.
CPM, RPA, or other relevant professional designation preferred.
Strong customer service, relationship management, and communication skills, with the ability to build positive tenant and client relationships.
Proficiency in financial statement preparation, budget development, forecasting, and overall financial management.
Experience abstracting leases and interpreting lease language.
Demonstrated proficiency in Microsoft Excel, Microsoft Word, Yardi, MRI, or other relevant property management software.
Strong organizational skills with the ability to manage multiple priorities, work independently, and effectively supervise staff and vendors.
Ability to foster teamwork and collaborate effectively across a variety of internal and external stakeholders.
Must be located in Richmond, VA or the surrounding area or willing to relocate for the duration of employment.
Must be in office, on-site, 5 days a week and drive to the various properties with employee owned vehicle, as needed
Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

The estimated base salary range for this position is $100,000 – $165,000 per year. This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
