Engagement Overview
Holon Health is seeking an established independent consultant or consulting firm to provide project-based services for an initial portfolio of four Colorado locations. Each location will be governed by an agreed statement of work identifying deliverables, milestones, budget parameters, and target completion dates. Additional locations or ongoing facilities assignments may be added through separate written scopes as Holon Health expands.
The consultant will independently determine the manner, means, sequencing, work location, and resources used to complete the engagement, while coordinating with Holon Health at agreed decision points. The consultant may provide services to other clients and is expected to operate an independent business using its own tools, systems, personnel, and professional judgment.
Scope of Work
Partner with Holon Health to define location requirements and identify, evaluate, and recommend potential sites.
Coordinate site tours and assist with location-specific due diligence, including zoning, access, parking, and operational considerations.
Support lease negotiations and the LOI process.
Develop and manage the buildout plan for each approved location, including design, permitting, construction, and vendor coordination.
Manage project budgets, timelines, risks, and key decisions to keep each location on track for its go-live date.
Coordinate FF&E (furniture, fixtures, and equipment) procurement and installation so each location is fully operational on go-live.
Coordinate ongoing maintenance, repairs, landlord matters, and facilities vendors after locations open.
Requirements
Consultant Qualifications
Demonstrated capacity, either directly or through a subcontractor/broker network, to run concurrent site-development projects across multiple states at once.
Demonstrated experience in commercial real estate development, site selection, lease negotiations, construction project management, or a closely related field.
Experience managing multiple locations or projects simultaneously from initial search through opening.
Strong understanding of letters of intent, commercial lease terms, tenant-improvement programs, construction budgets, schedules, and vendor management.
Ability to independently drive projects, make sound recommendations, and escalate decisions at the right time.
Exceptional organization, follow-through, negotiation, and stakeholder-management skills.
Comfort working in a fast-moving, growing organization where priorities and timelines may evolve.
Ability to travel to project sites as reasonably required.
Must possess and maintain appropriate business insurance.
Preferred Experience
Experience developing healthcare, behavioral health, clinical, medical office, or other regulated service locations.
Experience supporting a multi-state or national real estate portfolio.
Established relationships with brokers, contractors, architects, or facilities vendors in Colorado or additional U.S. markets.
Experience creating repeatable real estate and facilities processes for a growing organization.
Engagement Details
Classification: Independent contractor (1099).
Initial scope: At least four locations across Colorado and likely multiple locations across Arizona, with the potential to support additional markets nationally
Work arrangement: Primarily remote, with travel to prospective and active project sites.
Engagement structure: Project- and deliverable-based; the contractor will determine the manner and means of completing the work, subject to agreed milestones, budgets, standards, and deadlines.
Compensation for Services
Fees tied to phase completion (site ID/diligence, LOI, lease execution, permits issued, TI complete, opening).
