Position Summary
The HomeSights Purchasing Manager is responsible for managing purchasing operations, house cost categories, trade partner relationships, and operational purchasing processes for the division’s scattered lot and Build-On-Your-Lot (BOYL) business. This role oversees bidding, cost analysis, contract administration, selections coordination, and purchasing execution to support profitability, cycle time, and customer experience goals within the division. This position partners closely with Construction, Sales, Architecture, Design, and Operations teams to ensure accuracy, consistency, and operational efficiency throughout the purchasing and start process. The HomeSights Purchasing Manager continuously evaluates trade partner performance, market pricing, product offerings, and operational workflows to support scalable growth and strong financial performance.
Responsibilities
Manage house cost categories, bid timelines, cost analysis, and contract administration for the division’s Homesights and BOYL operations.
Lead trade partner relationships, including recruitment, pricing negotiations, bid management, performance monitoring, and compliance oversight.
Coordinate purchasing setup for new plans, communities, and scattered lot projects, including takeoffs, specifications, options, selections, and field file releases.
Partner with Construction, Architecture, and Design teams to maintain accurate plan configurations, option structures, specifications, and operational consistency.
Manage home selections, change order ratification, and purchasing workflows to support field execution, customer experience, and cycle time efficiency.
Continuously evaluate purchasing costs, scopes, product selections, and trade partner performance to identify savings opportunities and operational improvements.
Champion new products, materials, and selections that align with market trends, operational efficiency, and customer demand
Collaborate cross-functionally with Sales, Construction, Design, and Operations teams to support project setup, issue resolution, and operational alignment.
Maintain purchasing system integrity, item databases, specifications, and digital documentation to ensure accuracy and consistency.
Support division and company operational initiatives while performing additional responsibilities as assigned by leadership.
Qualifications
Bachelor’s degree preferred; equivalent experience in purchasing, estimating, residential construction, or operations management will be considered.
Minimum of 5–7 years of experience in purchasing, estimating, residential construction, or supply chain operations.
Experience within residential homebuilding, scattered lot construction, or Build-On-Your-Lot operations strongly preferred.
Strong proficiency in Microsoft Office, purchasing systems, and construction management software.
Strong business and financial acumen with understanding of purchasing costs, margins, and operational impacts.
Experience managing trade partner relationships, contract negotiations, bidding processes, and purchasing workflows in a fast-paced environment.
Strong organizational, analytical, problem-solving, and communication skills.
Ability to work cross-functionally, manage multiple priorities, and drive continuous improvement initiatives.
