Responsibilities
The Development Coordinator assists the land department with residential community development, managing entitlements, permits, and bond requirements. They also oversee HOA operations, reconcile invoices, and provide administrative support to acquisition and development teams.
Requirements
Candidates must hold an Associate or Bachelor's degree in business, engineering, or construction management, or possess equivalent experience. Proficiency in MS Office and strong organizational, analytical, and interpersonal skills are required.
To assist the division land department with the development of new and ongoing residential communities and manage the ongoing entitlement and bond requirements for owned properties.
General Duties and Responsibilities
Provide administrative support to the Division Acquisition and Development teams as directed Support Land Development Manager in various tasks related to Land Development Reconcile department invoices for approval and processing Work with civil engineers and planners to entitle and permit the development work in residential communities Maintain state and local permit applications and Storm Water Management plans Solicit and evaluate bids, establish budgets and schedules, oversee development work Provide oversight to ensure quality, schedule and budget meet required standardsd Provide ongoing soil, erosion and sediments control oversight and documentation Assist in creation and management of HOA and Condo Associations Work with community management companies/managers to resolve HOA issues Attend annual HOA meetings Process HOA invoices and ensure timely payment Schedule transition walks for all tracts that will be owned and maintained by the HOA Review and rule on Architectural Review submissions Oversee Community Manager efforts to ensure communities are run will Assist with managing entitlement and bond requirements for existing communities Renew/update permits as needed Assist Land Development Management ream with all financial assurances Manage the bond release process (completing work, coordinating inspections, release bonds) Provide support to home building and new home sales teams Provide HOA documents and budget information as needed Evaluate and establish matrices providing lot fit and lot characteristics Attend land development meetings Attend on-site project meetings and deliver permits and paperwork to county agencies Provide support on all land-related questions and issues as needed Provide administrative support to other departments as needed
Qualifications
Associates or Bachelor's degree in business, engineering or construction management or equivalent prior experience in homebuilding and/or land development High level of interpersonal skill Ability to professionally interact with persons inside and outside the company Self-motivated Well organized with the ability to prioritize appropriately Able to multi-task effectively in a fast-paced environment Intermediate skills in MS Office Suite including Word, Excel, Outlook and PowerPoint Strong analytical skills Valid driver's license, proof of auto liability insurance, and an acceptable driving record
