The Maintenance Assistant is responsible for performing routine repairs and preventive maintenance on building systems, fixtures, and equipment to ensure a safe and functional environment. They assist the Maintenance Director with emergency repairs, facility inspections, and maintaining compliance with safety and infection control standards.
Requirements
The ideal candidate should have at least one year of experience in general maintenance, carpentry, plumbing, or electrical work. A high school diploma or equivalent is preferred, along with the ability to perform physical tasks and troubleshoot mechanical or electrical failures.

The Maintenance Assistant is responsible for assisting the Maintenance Director in maintaining the community in good repair at all times, including interior and exterior surfaces, fixtures, equipment, and mechanical systems. This includes performing routine maintenance and repairs, responding to emergency repair requests, completing preventive maintenance tasks, and helping ensure the facility remains safe, clean, and functional.
Reporting: This position reports directly to the Maintenance Director.
Key Responsibilities
Maintain all interior fixtures in good repair, including walls, woodwork, handrails, nurse call systems, light fixtures, furniture, and related equipment Maintain plumbing, electrical, heating, ventilation, and air conditioning systems according to established procedures, manufacturer instructions, and applicable laws and regulations Troubleshoot failures in plumbing, electrical, heating, air conditioning, or ventilation systems and obtain appropriate licensed service providers under the direction of the Maintenance Director Review the Maintenance Log and promptly complete and document required repairs Respond promptly to emergency repair requests Assist with routine maintenance checks, including emergency generator testing, fire alarms, fire extinguishers, smoke and heat detectors, sprinkler systems, water temperatures, oxygen systems, call lights, fans, and ventilation filters Maintain the exterior of the building, including painting, pipe and duct cleaning, grounds, and general upkeep Maintain the workshop and mechanical room in a neat, clean, and hazard-free condition Ensure paints and other flammable materials are properly stored Clean garbage cans and refuse areas Perform general repairs, including broken windows and screens, loose handrails or grab bars, loose furniture legs, door knobs, and door fixtures Repair and maintain wheelchairs Periodically inspect, clean, and repair roofs and gutters as necessary Assist with the preventive maintenance schedule for mechanical patient lifts, kitchen grease traps, washers and dryers, refrigerators and freezers, dishwashers, ice machines, shower chairs, hair dryers, shower hoses, suction machines, generators, call systems, heating and cooling systems, community vehicles, and other equipment Assist the Maintenance Director in maintaining required Material Safety Data Sheets (MSDS) Practice infection control policies and procedures of the department and community Practice safety procedures of the department and community React appropriately to emergencies and disaster situations Assist the Maintenance Director with Quality Assurance Program initiatives Be courteous, considerate, and cooperative when communicating with community personnel, residents, families, and the public Attend required in-service training and staff meetings Attend and participate in community committee meetings as required Assist with monthly fire drills, internal disaster drills, and required external and mass casualty drills Perform other duties as assigned
Education and License Requirements
High School graduate or equivalent preferred No professional license required
Experience At least 1 year of experience in one or more of the following fields preferred General maintenance in an institution or building Carpentry or community construction Plumbing and/or electrical Appliance maintenance What We’re Looking ForQualifications & Skills Ability to read, speak, and understand English Ability to follow directions and complete assigned responsibilities Ability to perform a variety of maintenance tasks in a healthcare setting, including carpentry, plumbing, painting, cleaning, and general repair Ability to work independently Ability to troubleshoot mechanical or electrical failures in community systems Dependability Ability to read, analyze, and interpret common scientific and technical information Ability to communicate effectively and be easily understood through verbal communication in English Ability to add, subtract, multiply, and divide using whole numbers, common fractions, and decimals Ability to perform mathematical operations using units of weight and volume Strong communication and customer service skills Empathetic and respectful when communicating with residents, families, responsible parties, staff, and outside resources and agencies Knowledge of and respect for the rights, dignity, and individuality of each resident Ability to maintain confidentiality of resident and community information Demonstrates honesty and integrity in the care and use of resident and community property Maintains a neat, clean, and well-groomed appearance
Physical & Working Conditions Skilled Nursing Facility environment Primarily indoor work with normal temperatures, some noise, occasional fumes and odors, chemical exposure, and potential exposure to bloodborne pathogens Frequent standing, walking, bending, squatting, twisting, reaching, pushing, pulling, crawling, and climbing Must be able to move intermittently throughout the workday Must be able to stand for extended periods of time Must be able to lift and carry up to 50 pounds Must be able to see and hear adequately, with or without the aid of mechanical or prosthetic devices Must meet the general health requirements of the facility, including annual TB screening and physical examination Exposure to the stresses associated with a 24-hour skilled care environment serving elderly, disabled, and cognitively impaired residents Ability to respond appropriately to emergencies, unusual or impaired resident behavior, family concerns, regulatory visits, and other situations associated with a skilled nursing environment
