Position Summary
CPM Builders is seeking an experienced Construction Superintendent to oversee the field execution of high-end commercial and luxury retail construction projects. This position is responsible for daily jobsite operations, subcontractor coordination, schedule management, quality control, safety compliance, and successful project delivery.
The ideal candidate has extensive experience managing fast-paced retail buildouts with sophisticated architectural details, premium finishes, demanding schedules, and strict client standards. The Superintendent must demonstrate strong leadership, exceptional attention to detail, and the ability to communicate effectively with project managers, subcontractors, vendors, clients, designers, architects, mall management, and inspectors.
Essential Duties and Responsibilities
Jobsite Leadership and Coordination
Direct and supervise all daily construction activities at the project site.
Coordinate subcontractors, vendors, deliveries, inspections, and workforce requirements.
Conduct daily site walks and confirm that work is progressing according to the approved plans, specifications, schedule, and quality standards.
Lead daily coordination meetings and communicate priorities, deadlines, access requirements, and site conditions to subcontractors.
Maintain a professional, organized, clean, and secure jobsite.
Serve as the primary field representative for CPM Builders.
Promote teamwork, accountability, professionalism, and respectful communication among all project participants.
Scheduling and Project Execution
Review and understand project drawings, specifications, scopes of work, contracts, schedules, and logistical requirements.
Develop short-term look-ahead schedules in coordination with the Project Manager.
Monitor project milestones, manpower, material availability, and subcontractor performance.
Identify potential delays, conflicts, or resource shortages and promptly communicate them to the Project Manager.
Implement recovery plans when work falls behind schedule.
Coordinate after-hours, overnight, weekend, and phased work when required by the client, landlord, or mall.
Support timely completion of punch-list items and project closeout activities.
Quality Control
Ensure all work meets CPM Builders’ standards, approved construction documents, applicable building codes, and client expectations.
Monitor the installation of high-end millwork, stone, tile, glass, metal, lighting, flooring, ceilings, fixtures, and specialty finishes.
Verify field dimensions, layouts, elevations, transitions, alignments, and finish details before installation.
Identify deficiencies early and coordinate corrective action before they affect the schedule or other trades.
Protect completed work and ensure appropriate care is taken with premium materials and finishes.
Maintain current drawings, approved submittals, samples, and project documentation at the jobsite.
Safety and Compliance
Enforce all company, client, landlord, OSHA, and site-specific safety requirements.
Conduct daily safety inspections, toolbox talks, and required jobsite orientations.
Confirm that workers use the required personal protective equipment.
Immediately document and report accidents, injuries, unsafe conditions, property damage, and near-miss incidents.
Maintain required safety records, permits, postings, inspection reports, and documentation.
Coordinate with the company’s safety team to correct hazards and maintain a safe working environment.
Confirm that subcontractors are properly authorized and compliant before beginning work.
Documentation and Communication
Prepare accurate daily reports documenting manpower, completed work, deliveries, inspections, site conditions, delays, safety matters, and photographs.
Maintain records of field directives, conversations, inspections, deficiencies, and corrective actions.
Review drawings and submit requests for information when clarification is needed.
Promptly communicate project risks, changes, unforeseen conditions, and potential cost impacts to the Project Manager.
Participate in project meetings and provide clear field-status updates.
Maintain organized project records throughout construction.
Assist with inspections, turnover documentation, closeout requirements, and client handover.
Materials and Site Logistics
Coordinate deliveries, staging, storage, and protection of materials.
Verify materials upon arrival for quantity, condition, and compliance with approved selections.
Immediately report damaged, incorrect, incomplete, or missing materials.
Plan jobsite access, loading, trash removal, temporary protection, and material movement.
Coordinate work in occupied spaces or active retail environments while minimizing disruption to customers, tenants, and neighboring businesses.
Ensure company tools, equipment, keys, access credentials, and project materials are properly controlled.
Minimum Qualifications
At least five years of construction field supervision experience, preferably in commercial interiors, retail construction, or high-end tenant improvements.
Strong knowledge of construction methods, sequencing, building systems, codes, inspections, and jobsite safety.
Ability to read and interpret architectural, structural, mechanical, electrical, plumbing, and shop drawings.
Experience managing multiple subcontractors in fast-paced and deadline-driven environments.
Strong organizational, leadership, problem-solving, and decision-making skills.
Excellent verbal and written communication skills.
Ability to prepare clear daily reports and maintain accurate project documentation.
Working knowledge of construction technology, email, mobile applications, and project-management platforms.
Ability to work independently while maintaining consistent communication with the Project Manager and leadership team.
Valid driver’s license and a driving record acceptable under company requirements.
Reliable transportation.
Ability to pass all required employment screenings.
Preferred Qualifications
Bilingual proficiency in English and Spanish is strongly preferred.
OSHA 30-Hour Construction certification.
First Aid and CPR certification.
Experience working with luxury retail brands, shopping centers, malls, flagship stores, or occupied commercial spaces.
Experience coordinating inspections and working with architects, designers, mall management, and client representatives.
Familiarity with Procore, Bluebeam, Microsoft Office, and construction scheduling software.
Travel and Schedule Requirements
Must be available to travel and temporarily relocate based on project assignments.
Must be available to work days, nights, weekends, holidays, and extended hours when required by the project schedule.
Must be able to respond to urgent jobsite matters outside regular working hours.
Project schedules and locations may change according to operational and client needs.
Physical Requirements
Ability to regularly walk active construction sites and navigate stairs, ladders, scaffolding, uneven surfaces, and confined areas.
Ability to stand or walk for extended periods.
