Position Summary

The Maintenance Manager is a hands-on working manager responsible for the day-to-day maintenance, repair, preventative maintenance, safety, and overall physical condition of the hotel.

This is not a desk-based facilities role. The Maintenance Manager is expected to work directly alongside the maintenance team, personally complete repairs, troubleshoot issues, and support the operation wherever required.

The role is responsible for ensuring guest rooms, public areas, back-of-house areas, mechanical systems, and hotel equipment are maintained to a high standard. A major focus will be building a strong preventative maintenance culture, reducing repeat deficiencies, developing the technical skills of the maintenance team, and minimizing unnecessary reliance on outside contractors.

The Maintenance Manager will work closely with hotel leadership and all operating departments to ensure maintenance concerns are addressed quickly, professionally, and with strong follow-through.

Key Responsibilities

Hands-On Maintenance

•    Work directly alongside the maintenance team on daily repairs, preventative maintenance, and projects.

•    Personally troubleshoot and complete general maintenance repairs throughout the hotel.

•    Perform repairs involving plumbing, electrical, HVAC, carpentry, painting, drywall, fixtures, furniture, doors, locks, sinks, toilets, drains, caulking, and other general building systems.

•    Respond quickly to urgent guest-room and operational maintenance concerns.

•    Support repairs to laundry, kitchen, pool, mechanical, and other hotel equipment where appropriate.

•    Assist with larger maintenance projects and property improvement initiatives.

•    Ensure repairs are completed properly and not simply addressed with temporary fixes.

Preventative Maintenance

•    Develop, maintain, and execute a strong preventative maintenance program.

•    Complete regular inspections of guest rooms, public areas, back-of-house areas, mechanical rooms, equipment, and exterior spaces.

•    Identify potential issues before they become guest-impacting problems.

•    Track recurring deficiencies and establish corrective action plans.

•    Ensure preventative maintenance schedules are completed consistently and documented appropriately.

•    Maintain a proactive approach to property condition rather than relying primarily on reactive maintenance.

Leadership & Team Development

•    Lead, schedule, coach, and support the maintenance team.

•    Provide hands-on training so team members can confidently complete general hotel repairs.

•    Identify skill gaps and establish training plans to improve team capability.

•    Hold team members accountable for quality, productivity, safety, and follow-through.

•    Inspect completed work and ensure repairs meet hotel standards.

•    Build a culture of ownership, urgency, teamwork, and accountability.

•    Lead by example and be willing to step in and complete work alongside the team.

Guest Room & Property Condition

•    Ensure guest rooms are maintained to a high standard of functionality and appearance.

•    Prioritize deficiencies that directly impact guest experience.

•    Work closely with Housekeeping and Front Office to identify and resolve guest-room maintenance concerns.

•    Investigate repeat guest-room deficiencies and identify root causes.

•    Complete regular property walks and inspections.

•    Ensure public areas, exterior areas, back-of-house areas, and employee spaces are well maintained.

Work Orders & Follow-Through

•    Manage and prioritize daily maintenance work orders VIA GXP Marriott platforms.

•    Ensure work orders are properly documented, assigned, completed, and closed.

•    Follow up on outstanding deficiencies until fully resolved.

•    Maintain clear communication with hotel leadership regarding major issues, timelines, and required repairs.

•    Identify recurring work orders and implement permanent solutions where possible.

Contractors & Vendors

•    Determine when specialized contractors are required.

•    Coordinate contractors and outside service providers.

•    Obtain quotes and ensure work represents appropriate value.

•    Review contractor work for quality and completion before signing off.

•    Reduce unnecessary contractor usage by increasing internal team capability wherever practical.

•    Maintain positive vendor relationships while controlling costs.

Mechanical & Building Systems

•    Monitor and maintain hotel mechanical and building systems, including:

o    HVAC systems

o    Boilers and pumps

o    Plumbing systems

o    Electrical systems

o    Laundry equipment

o    Kitchen equipment

o    Pool equipment

o    Fire and life-safety systems

o    Guest-room systems and fixtures

•    Escalate major equipment or infrastructure concerns to hotel leadership promptly.

•    Maintain appropriate service records and equipment documentation.

Safety & Compliance

•    Ensure maintenance work is completed safely and in accordance with applicable regulations.

•    Maintain compliance with occupational health and safety requirements.

•    Support fire and life-safety inspections, testing, and documentation.

•    Ensure mechanical rooms, maintenance areas, and storage spaces are clean, organized, and safe.

•    Ensure team members use appropriate PPE, tools, and safe work practices.

•    Maintain required inspection and maintenance records.

Budget & Cost Control

•    Monitor maintenance expenses and identify opportunities to control costs.

•    Maintain appropriate inventory of tools, parts, supplies, and replacement items.

•    Reduce unnecessary emergency repairs through preventative maintenance.

•    Evaluate repair-versus-replacement decisions with hotel leadership.

•    Assist with capital planning and major equipment replacement recommendations.

•    Protect hotel assets by ensuring equipment is properly maintained.

Communication & Operational Support

•    Work closely with Front Office, Housekeeping, Food & Beverage, Sales, and hotel leadership.

•    Participate in hotel operations meetings as required.

•    Communicate clearly regarding maintenance priorities, major deficiencies, and timelines.

•    Respond professionally and with urgency to guest-impacting issues.

•    Support the hotel operation during emergencies, busy periods, and special events.

•    Be available for urgent maintenance situations outside regular hours when required.

Leadership Expectations

The Maintenance Manager is expected to:

Qualifications

•    Previous hotel, commercial building, facilities, or property maintenance experience required.

•    Previous supervisory or leadership experience preferred.

•    Strong hands-on maintenance experience is essential.

•    Working knowledge of plumbing, electrical, HVAC, carpentry, painting, drywall, and general building repairs.

•    Strong troubleshooting and problem-solving skills.

•    Comfortable personally completing repairs and working with tools.

•    Ability to train and coach maintenance employees.

•    Strong organizational and follow-up skills.

•    Ability to prioritize multiple maintenance needs in a busy hotel environment.

•    Strong communication and teamwork skills.

•    Knowledge of workplace safety and general building maintenance standards.

•    Ability to work independently and make sound operational decisions.

•    Flexibility to work evenings, weekends, and respond to emergencies when required.

Physical Requirements

•    Ability to lift and carry maintenance equipment and supplies.

This position is best suited for someone who is a strong tradesperson and problem-solver first, and a people leader second. The successful candidate will be comfortable managing the department while also rolling up their sleeves and completing the work alongside the team.

Reporting Structure

The Maintenance Manager reports to the General Manager and works closely with all hotel department leaders.

Type of Supervision Required

Reports to the General Manager and works under minimal to no supervision.  The Individual has complete responsibility and complete authority to take whatever action is deemed advisable or necessary, subject only to the policies or general rules laid down. Occasionally consults with immediate supervisor.

Type of Supervision and/or Assistance Given 

Directly supervises employees and supervisors by assigning tasks, performance assessments, training, addressing complaints, resolving problems, and performance management of employees. The incumbent also provides input to GM and HR for hiring and terminating employees.
