How You'll Contribute to the Team:
The Custodial Specialist supports the maintenance team by performing cleaning and upkeep of grounds, buildings, amenities, and surrounding areas in a multi-family residential community. Responsibilities include interior and exterior cleaning, basic maintenance, and trash pickup ensuring compliance with standard operating procedures and safety guidelines. The ability to take personal responsibility for the quality and timeliness of work and provide a clean and attractive living environment and an exceptional customer experience for residents, is at the forefront of this role.
Primary Responsibilities Include:
Clean all assigned interior and exterior spaces according to health and safety standards, company operating procedures, and company schedules.
Maintain community appearance with regular grounds cleanup, including playground and pool maintenance, pressure washing, trash pick-up, snow removal, and other related responsibilities as required. Transport waste, trash, and recyclables to appropriate disposal areas.
Perform various cleaning duties, such as sweeping, scrubbing, dusting, vacuuming, carpet cleaning and polishing, using powered equipment as needed, in assigned location(s) including community centers, property management offices, model homes, vacant and occupied homes, and onsite gym.
Assist with make-ready duties including removal of trash from vacant homes (trash outs), cleaning and touch up painting.
Maintain inventory and equipment records; keep storage areas and carts well-stocked, clean, and tidy.
Protect, maintain, and disinfect work equipment, tools, and supplies.
Assist maintenance team with work orders, moving furniture, and unloading and storing supplies.
Adhere to safety and environmental policies; report safety hazards and any required repairs or issues to the maintenance supervisor in a timely manner; participate in safety meetings and trainings.
Properly complete all documentation such as work orders and timesheets in accordance with policy guidelines.
Other duties as assigned.
Role Specific Requirements Include:
Working knowledge of basic maintenance, types and uses of cleaning products, and types and uses of powered equipment preferred.
Ability to read, write, speak, and understand English as to follow oral and written instructions, maintain records, document activities, and communicate with colleagues and residents.
Ability to follow established processes and procedures.
Basic computer proficiency preferred with the ability to work with maintenance management systems and email.
Ability to manage and prioritize tasks with minimal supervision and ensure that daily operations are completed in a timely manner.
Customer-focused with the ability to interact with others, including maintenance team members and residents, in a professional and courteous manner.
Ability to work collaboratively, take direction, and assist others performing higher level maintenance work.
Required to provide and maintain own basic hand and power tools related to work requirements.
Valid driver’s license required.

The salary range for this position is estimated to be $18 to $20 per hour, depending on experience, skills, qualifications, and work location.
