We are the property management arm of a vertically integrated multifamily owner-operator with nearly 2,700 units across seven states. Our core purpose is simple: be the best multifamily owner-operator in the country. We manage our own properties because great operations are a competitive advantage. A well-maintained community protects asset value, earns resident loyalty, and reflects who we are. That work starts with the Service Manager.
The Role
The Service Manager owns the physical condition of the asset. Work orders, unit turns, preventive maintenance, vendor oversight, budget discipline, and team performance all live here. The Property Manager runs the leasing office; you run everything that makes the building worth living in.
This is a structured, high-accountability role built for someone who finds deep satisfaction in reliable systems, consistent standards, and work that is done right. You set the pace through discipline and follow-through, not noise. You are steady, methodical, and exacting. When something breaks at 11 PM, you answer. When a unit needs to turn in 72 hours, you make it happen. Crossing items off a long punch list is not a chore for you; it is the job done well.
What You Own
Team Leadership: You set the standard for quality, professionalism, and accountability on your maintenance team. Regular check-ins, clear expectations, direct feedback, and hard conversations when needed. Your team's results are your results.
Work Order Completion: Every work order is completed with urgency, closed with documentation, and followed up with the resident within 24 hours. Nothing falls through the cracks.
Unit Turns and Make-Readies: Vacant units cost money. You coordinate turn schedules with the Property Manager, manage your team's workload, and ensure every unit meets move-in standard before a key is handed over.
Preventive Maintenance: You own and execute the full PM schedule, including HVAC, water heaters, roof walks, smoke detectors, and seasonal prep. Everything is documented. Deferred maintenance is expensive maintenance; you prevent it.
Vendor Management: When outside help is needed, you source qualified contractors, manage scope, oversee work quality, and verify that invoices reflect what was actually completed. Vendors work for the property.
Physical Condition and Curb Appeal: You conduct regular property walks, address safety hazards immediately, and ensure common areas and grounds are maintained to a high standard every day, not just for inspections.
Budget Management: You track expenses against budget, get competitive bids, make smart repair-versus-replace calls, and flag overages before they become surprises. Every unnecessary maintenance dollar is NOI gone.
Safety and Emergency Response: You ensure the property operates in compliance with OSHA standards and company safety protocols. You lead after-hours emergency response and ensure your team is trained on the Emergency Response Plan.

What We Are Looking For
Attitude and work ethic matter more than a specific credential. That said, the strongest candidates will bring:
Prior maintenance experience in multifamily or a comparable environment; supervisory experience is a strong plus
Hands-on knowledge across core trades: HVAC, plumbing, electrical, appliances, and carpentry
Experience managing unit turns and preventive maintenance programs at a property of 100 or more units is a plus
Familiarity with Entrata or a comparable work order platform preferred
EPA 608, CAMT, or CPO certification preferred but not required
High school diploma or equivalent required
Practical Requirements
Available for after-hours on-call emergencies on a rotating basis
Available to work weekends and adjust schedule based on operational needs
Reliable transportation required
Must pass a background check and credit check
Ability to lift up to 50 lbs. and meet the physical demands of the role consistently
