Description
ECI Group is currently hiring an experienced Floating Leasing Manager to provide leasing leadership, operational support, and administrative coverage across communities throughout our portfolio. The Floating Leasing Manager is a critical extension of our operations team, traveling between properties as business needs dictate to strengthen leasing performance and ensure continuity of site-level operations. This role blends the relationship-building and sales skills of a top leasing professional with the judgment, autonomy, and leadership presence of a manager who can be trusted to represent ECI Group at any community, at any time.
As a Floating Leasing Manager, you manage your own success by attaining leasing goals such as occupancy and rent growth, by building rapport with prospects and residents, and by leading and developing leasing consultants at the sites you support and stepping into a leadership role in the absence of a Community Manager. We are looking for an enthusiastic, self-directed professional who thrives with variety, enjoys being hands-on, and is comfortable stepping into a leadership role on short notice. Does this sound like you? Join us!
About Us
ECI Group has been building communities and enriching lives for over 50 years by developing, building, investing in, and operating multifamily housing throughout the southeast. ECI Group was founded upon the vision of purpose beyond profit, dedicated to delivering Excellence, Commitment and Integrity to every community we touch.
What’s In It For You?
In addition to competitive pay, ECI’s robust benefits package includes:
Commission Potential
30% Rental discount at ECI properties
Health, dental, vision, and short and long-term disability insurance
Paid time off and company holidays
401k plus 4% company match
Wellness plans, flexible spending accounts, and dependent care
Individually curated professional development programs via our Path to Excellence Program
What You’ll Do
Travel to assigned communities throughout the portfolio based on business needs, typically 50-85%, to support leasing performance and operational continuity.
Lead, coach, and motivate onsite leasing consultants at each community you support, setting the standard for professionalism, product knowledge, and customer service.
Step in to provide operational and leadership coverage during Community Manager or other key onsite team member absences, including day-to-day operations, leasing support, team oversight, and resident and vendor communication.
Assist with onboarding and training new leasing hires, including instruction on ECI policies, leasing procedures, systems, customer service expectations, and community-specific practices.
Drive the sale by highlighting the quality of the community and the lifestyle of an apartment home.
Follow established policies and procedures to guide prospects through qualification, screening, and acceptance of applications for residency.
Assist with administrative and operational functions, including reporting, file audits, compliance checks, and other tasks as directed by the Director of Property Management.
Ensure apartments are prepared for move-in, including inspection, keys, access remotes, and parking permits.
Deliver unmatched service to residents to exceed their expectations while supporting resident retention.
Review aged vacancies, market-ready apartments, and models at each site, and evaluate turn readiness.
Operate with a high degree of autonomy, exercising sound judgment when representing ECI Group and the onsite team in the absence of a Community Manager.
Provide critical leasing support and coverage during employee absences, vacancies, periods of high demand, lease-ups, or other operational needs to ensure continuity of prospect and resident service.
Participate in resident functions and other ECI Group sponsored resident activities after hours and/or on weekends, as needed at supported communities.
Consistently meet individual and site-level rental and renewal goals.
Respond to resident requests and help minimize and resolve resident concerns.
Respond to internet leads and other inquiries from prospective residents.
In the absence of a Community Manager, may assume responsibility of financial performance including the creation and monitoring of purchase orders.
Report regularly to the Director of Property Management on leasing performance and site needs.
Requirements
What You’ll Need

Prior experience supporting or overseeing site-level operations is required.
Excellent interpersonal and communication skills, with the proven ability to influence, motivate, and lead colleagues.
Demonstrated ability to deliver exceptional customer service, build relationships with prospects and residents, and professionally resolve concerns in a manner that supports resident satisfaction and retention.

Proficiency in Microsoft Office (Word, Excel) and property management software (e.g. Yardi, EliseAI).
