The Opportunity
Based in our Perth Head Office, this newly created opportunity sits within our Design and Development team and plays a key role in the establishment and ongoing success of Built Living.
Built Living is a national residential developer, builder and operator delivering apartments, Build-to-Rent (BTR), mixed-use developments and integrated housing solutions. Built Living combines development expertise with delivery capability to create high-quality residential projects that enhance communities and generate long-term value.
Position Summary
The Project Manager will be responsible for managing the front-end delivery of major residential development projects, including Build-to-Rent, apartment and mixed-use developments.
Working closely with the Project Director and external Development Manager, the role will coordinate planning, design, approvals, procurement and project delivery activities through to award of the Design and Construct (D&C) contract.
The role requires a proactive and commercially focused professional with experience in high-density residential development, strong consultant management skills, and the ability to coordinate multiple stakeholders across the development lifecycle.
Key responsibilities include:
Project Leadership
Support the Project Director in the delivery of residential development projects.
Manage project programmes, budgets and reporting requirements.
Coordinate project teams and ensure key milestones are achieved.
Drive project outcomes in accordance with approved business plans and investment objectives.
Development Management
Working alongside the appointed Development Manager:
Coordinate project feasibility inputs and business case development.
Assist in managing acquisition due diligence activities.
Support project governance and investment approvals.
Monitor development risks and maintain project risk registers.
Prepare reports for executive and investment committee review.
Planning and Approvals
Coordinate development approvals and statutory approval processes.
Manage interactions with local and state government authorities.
Oversee consultant inputs relating to planning, traffic, engineering, ESD and infrastructure.
Ensure planning conditions and approval requirements are incorporated into project delivery strategies.
Design Management
Manage the design process from concept through to tender documentation.
Lead consultant teams including architects, engineers and specialist advisers.
Coordinate design workshops and stakeholder reviews.
Ensure designs align with project objectives, feasibility assumptions and market requirements.
Oversee design development through to IFC/tender level documentation.
Procurement and Delivery Readiness
Develop procurement strategies for consultants and contractors.
Coordinate construction tender processes.
Assist in contractor selection and contract negotiations.
Manage project transition from development into construction delivery.
Prepare projects for execution of D&C contracts.
Commercial Management
Monitor project costs, budgets and contingency allowances.
Review consultant and contractor proposals and recommendations.
Support commercial negotiations relating to development agreements, consultant appointments and construction contracts.
Assist in value engineering and cost optimisation initiatives.
Stakeholder Management
Build strong relationships with consultants, contractors, government stakeholders and project partners.
Coordinate communication between Built Living, external Development Managers and project stakeholders.
Facilitate workshops and project meetings.
Prepare concise reports and presentations for senior management.
What we are looking for
Success will be measured by the ability to efficiently progress projects through planning, design, approvals and procurement phases, ensuring developments are ready for construction commencement and execution of the D&C contract in accordance with programme, budget and quality objectives.
What you’ll need to be successful:
Degree qualification in Property, Construction Management, Engineering, Architecture, Planning or related discipline.
Minimum 5–10 years' experience in residential development or project management.
Demonstrated experience delivering medium and high-density residential developments.
Strong understanding of planning approvals and development processes.
Experience with construction procurement and D&C contracting.
Excellent commercial and analytical skills.
Strong stakeholder management and communication capabilities.
