Position Summary
The Vice President, Property Operations directs the property management function for the assigned portfolio. This leader thinks strategically, manages staff in alignment with Berkshire’s culture, and plans, organizes, and executes initiatives that produce desired results. The Vice President builds and maintains strong internal and external relationships and consistently demonstrates Berkshire’s values.
This position is designed for a hands-on operator who brings financial discipline, operating rigor, and strong cross-functional leadership to a complex, transitional portfolio with significant operational, physical, leasing, and cash flow challenges. The Vice President works closely with Asset Management and leads the portfolio’s day-to-day property operations strategy by strengthening onsite execution, improving financial visibility, advancing leasing efforts, and positioning each asset for stronger, more consistent performance.
Responsibilities include, but are not limited to:
Ensure the portfolio’s operational success, curb appeal, and profitability.
Ensure consistent application of policies and procedures across the division and implementation of audit responses by established due.
Own the day-to-day operating strategy and performance of a multi-asset portfolio, maintaining a consistent onsite presence across the properties.
Translate asset-level business plans into clear operating priorities, measurable milestones, and disciplined follow-through.
Partner with Construction, Asset Management, and onsite teams to prioritize critical building needs, monitor progress, escalate risks, and minimize disruption to residents and leasing activity.
Ensure property operations and construction plans are aligned, appropriately sequenced, and clearly.
Establish a consistent portfolio governance through cadence, including KPI scorecards, risk reporting, and concise operating recommendations to Executive Management and ownership.
Make timely decisions regarding appropriate decision-making authority for pricing, concessions, staffing, vendors strategy, capital priorities, and corrective actions within approved company parameters.
People Leadership
Provide strong day-to-day leadership and connect national and regional operations across the property management and redevelopment.
Recruit, develop, and retain a high-performing management team.
Provide direction and leadership in support of the organization’s strategy, annual goals, and objectives.
Support and participate in company-sponsored training related to management, leadership, financial management, and strategic planning.
Partner with Portfolio Management to establish and execute a robust strategic plan for each asset and prepare financial updates and variance analyses for Executive Management.
Build leadership bench strength through succession planning, coaching, and clear performance standards, coaching, and development plans for regional and onsite leaders.
Marketing, Leasing, and Resident Service
Lead leasing and occupancy strategies for assets requiring significant lease-up, including pricing, concessions, marketing, traffic conversion, resident retention, and unit readiness.
Apply experience from complex or challenged lease-ups to remove barriers, establish an appropriate pace, and strengthen accountability for results.
Maintain expert knowledge of the economic and demographic conditions affecting.
Identify issues and determine the timing of strategic adjustments to the company’s market position within each assigned market.
Establish and reinforce high standards and accountability for resident experience, including social media engagement, onsite service delivery, and community relations.
Oversee portfolio reputation management, resident sentiment, service recovery, and measurable improvements in resident retention, and online reputation results.
Operating Standards
Use market knowledge and anticipated cycles to partner with Portfolio Management on tactical adjustments needed to achieve company goals and objectives.
Communicate effectively and with appropriate detail to Executive Management regarding operating strategy, portfolio performance, and submarket conditions, while managing the division with an ownership mindset.
Execute business plans designed to achieve company.
Oversee regulatory compliance, life -safety readiness, business continuity, insurance-related risk mitigation, and timely audit resolution of audit findings across the portfolio.
Leverage property management systems, business intelligence, and market data to strengthen forecasting, operational visibility, and timely decision-making.
Lead vendor and procurement strategy, including contract performance, service-level accountability, and portfolio-level cost efficiencies.
Lead organizational change, asset integration, and operational stabilization during acquisitions, transitions, renovations, and leadership changes.
Financial Performance
Partner with Regional Management to complete annual budgets; monthly, quarterly, and midyear forecasts; marketing plans; staffing plans; and capital plans.
Partner closely with Asset Management to develop and execute asset strategies, operating plans, forecasts, and performance initiatives.
Apply strong accounting and financial acumen when reviewing property-level financial statements, cash flow, budgets, forecasts, general ledger activity, variance explanations, and operating results.
Review and approve contracts within established budget authority.
Evaluate and approve revenue-enhancing capital improvements and expense-reduction.
Report portfolio performance to Executive Management as requested.
Develop and implement reforecasting strategies as needed throughout the year, based on comprehensive knowledge of portfolio and market.
Knowledge and Experience
Ten or more years of multifamily property management experience, including senior leadership responsibility for complex multifamily operations.
Demonstrated success leading lease-up environments, preferably involving high-rise, transitional, financially or physically challenged, or underperforming assets.
Strong accounting foundation and advanced knowledge of property-level financial statements, budgeting, forecasting, cash flow management, P&L analysis, and financial controls.
Experience working collaboratively with Asset Management and operating from an owner-focused perspective.
Proven ability to diagnose performance issues, establish priorities, and improve execution in complex operating environments.
Experience coordinating major capital, rehabilitation, or construction activity within occupied residential assets preferred.
Demonstrated management skills and a record of building teams and identifying, mentoring, and developing talent in both onsite and virtual.
Proven experience with an institutional-grade owner or operator.
Comprehensive knowledge of financial operations, budgeting, and P&L analysis.
Operating experience across the full investment cycle and multiple asset classes, including acquisition due diligence, repositioning and rehabilitation, stabilized operations, and asset dispositions.
Ability to organize, prioritize, and manage multiple competing priorities using sound judgment, critical thinking, and problem-solving.
Technical and Educational Requirements
Bachelor’s degree required.
An industry designation, or significant progress toward one, such as CPM, CAPS, or CAM, is preferred.
Demonstrated ability to use and learn new technologies, including hardware, mobile devices, software, and cloud-based.
Proficiency with standard office technology, including computers, monitors, keyboards, and telephone headsets.
Proficiency with Microsoft 365 applications, including Word, Outlook, Excel, Teams, PowerPoint, SharePoint, and Stream.
