The Bloomberg School of Public Health Facilities Management Department is seeking a HVAC Technician. The HVAC Technician is primarily responsible for the integrity of the building automation system programs, database, and networked equipment. This includes maintaining digital O&M manuals, equipment records, history, inventory of critical parts and original equipment manufacturer technical data to support maintenance and repairs. The HVAC Technician will also engage in extensive training with controls vendors and support the Environmental Systems Specialist, to maintain the details of the HVAC systems and controls in our buildings. This position reports to the Engineering & Energy Manager.
Specific Duties & Responsibilities
Lead in automated system troubleshooting and repair of system controls and field devices.
Monitor the building automation system to optimize performance and energy conservation.
Confirm field controller software backups, add and remove graphics, and modify graphics pages.
Develop and program building operating schedules and implement plans for energy efficient facilities operations, address deviations from normal conditions. Identify metrics and trends for benchmarking with peer organizations and modification of building mechanical system operating parameters.
Modify programs and database to add/remove equipment, develop and modify sequence of operations, control strategies, adjust set points and alarm points, and identify special requirements for monitoring technical facilities.
Conduct analysis of data, analyze trends, prepare reports, and recommend changes to improve performance. Prepare scope, schedule and budget for any recommendations.
Ability to calibrate sensors and/or replace/troubleshoot DDC devices as well as pneumatic controls.
Participates in the design review process (internally and externally developed) to ensure equipment standardization and incorporation into the building automation system.
Ensure close-out documentation (as-built drawings, sequences of operations, single line diagrams, point lists) for all new equipment on new construction and renewal projects, have been properly documented and entered into Direct Digital Control (DDC).
Knowledge of energy efficiency, conservation and renewable energy opportunities and applications.
Conduct training for in-house staff on the building automation system. Respond to emergency situations and requests for information or assistance after normal working hours.
Monitors and analyzes energy consumption and costs in buildings and utility plants to identify energy reduction opportunities.
Assist the Energy & Engineering Manager in the development and implementation of fiscal strategy for achieving departmental goals.
Assist in identifying capital renewal projects on a fiscal year basis within a limited capital budget.
Ensure compliance with OSHA, BOCA, State and Federal regulations, and JHU safety standards for all work occurring in School of Public Health buildings.
On-call at times and is expected to either physically or verbally respond to emergencies, depending upon the scope of the problem.
Perform other duties as assigned.
Special Knowledge, Skills & Abilities
Must have knowledge of all phases of academic and commercial building design, construction, and maintenance, with a strong background in mechanical and electrical equipment and HVAC systems, including energy management and building automation systems.
An understanding of federal, state, and local environmental rules, regulations, and building codes desired.
Ability to perform complex data analysis using spreadsheets.
Experience with a computerized maintenance management system (CMMS) and electronic time tracking system preferred.
General knowledge of project management.
Perform work within reasonable lengths of time as measured against industry or engineered standards.
Ability to prioritize task.
Physical Requirements
Must be able to remain stationary for extended periods of time.
Ability to operate a computer and other equipment on a frequent basis.
Ability to move about the office and campus.
Ability to lift objects up to 50lbs.
Minimum Qualifications
High School diploma or graduation equivalent.
Three years of related experience in an HVAC service atmosphere.
Additional education may substitute for required experience to the extent permitted by the JHU equivalency formula.
Preferred Qualifications
Certified Energy Manager (AEE), LEED AP (USGBC), and professional engineering license.
A strong background of both design and field experience with major building mechanical systems including laboratory spaces; experience in commissioning HVAC systems and/or BAS systems initiatives and project management experience.
