The Maintenance Technician III oversees property assets, supervises maintenance staff, and performs complex repairs on HVAC, electrical, and mechanical systems. They are responsible for coordinating contractor activities, managing inventory, and ensuring high levels of resident satisfaction through responsive service.
Candidates must have a high school diploma or GED and at least 7 years of maintenance experience, or 4 years with an EPA 608 Universal certification. Advanced knowledge in at least one trade discipline and a valid driver's license are required.

Typical Physical Demands:
Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb ladders, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies up to 50-75 lbs.
Typical Work Conditions: Work is performed in and outside a maintenance/machinery environment and in and outside residential properties. Employee frequently interacts directly with residents, maintenance, and communities’ staff during the workday.
