Full job description

Lead a thriving community. Inspire a high-performing team. Help us Believe in Better.

At Oceania, we're reimagining retirement and aged care living in New Zealand. We believe our residents deserve more than exceptional care — they deserve communities where they can continue to live the life they love, stay connected to what matters most, and experience a true sense of belonging.

We're looking for an experienced and passionate Village Manager to lead our vibrant Waterford Village in Hobsonville and bring our purpose to life every day.

The Role

As Village Manager, you'll be responsible for leading all aspects of village operations while creating an environment where residents, team members, and visitors feel welcomed, valued, and connected.

You'll inspire a culture of excellence, foster meaningful relationships, and lead a dedicated team committed to delivering remarkable resident experiences. At the same time, you'll drive commercial performance, maximise occupancy and sales opportunities, and support the ongoing growth and development of the village.

This is a role for a leader who combines strong business acumen with genuine care for people and a commitment to continually finding better ways of doing things.

What You'll Be Doing

  • Leading the day-to-day operations of the village, ensuring exceptional resident experiences and service delivery

  • Creating a vibrant, connected community where residents can continue to live with purpose, independence, and choice

  • Building, coaching, and inspiring a high-performing team aligned to Oceania's values and purpose

  • Driving occupancy and sales performance across independent living units while supporting future village growth and development

  • Managing operational budgets and financial performance, including accountability for profit and loss outcomes

  • Developing strong relationships with residents, families, local stakeholders, and business partners

  • Identifying opportunities for continuous improvement and innovation that enhance resident wellbeing and operational excellence

  • Ensuring compliance, quality, and safety standards are maintained while fostering a culture of care and accountability

What You'll Bring

  • Proven leadership experience with a track record of building engaged high-performing teams

  • The energy, passion, and presence to create a thriving village culture that residents are proud to call home

  • Strong commercial acumen, including experience managing operational budgets and achieving business growth objectives

  • Demonstrated success in delivering results against sales targets, KPIs, and occupancy goals

  • Excellent relationship-building skills with the ability to establish trusted partnerships both internally and externally

  • Strong administrative and organisational capability, with confidence working across multiple systems and technologies

  • A quality-focused mindset and commitment to delivering service excellence in every interaction

  • Exceptional communication, customer service, and people leadership skills

  • Sound judgement, resilience, and the ability to remain composed and effective under pressure

  • Strong problem-solving skills and a proactive approach to identifying opportunities and solutions

  • Personal values that align with Oceania's commitment to care, connection, respect, and continual improvement

All applicants must have the right to work in New Zealand.

Why Oceania?
