We are seeking a Senior Associate, Development & Acquisitions to serve as a core member of our Nord Development Group deal team. This is a high-ownership role for someone who can move a transaction from first underwrite through closing and into execution—building the model, structuring the capital stack, and coordinating the legal, debt, and equity workstreams that bring a deal to life. You will work directly with senior leadership across an active multifamily pipeline and have meaningful influence over which deals we pursue and how we structure them.

Examples of Areas of Responsibility

Financial Modeling & Underwriting:

• Build and maintain institutional-grade development and acquisition models (multi-tab cash flow, returns, sensitivity, and waterfall analyses) in Excel.
• Underwrite ground-up multifamily and mixed-use development, value-add acquisitions, and land plays, including yield-on-cost, IRR, equity multiple, and stabilized-value scenarios.
• Develop and stress-test hard cost, soft cost, and operating assumptions in coordination with construction, design, and operations teams.

Deal Structuring:

• Structure acquisition transactions, joint ventures, and SPV vehicles in partnership with counsel and capital partners.
• Model and negotiate equity structures, including JV waterfalls, promote/carry tiers, preferred returns, and GP/LP economics.
• Source and structure debt across the capital stack—construction loans, bridge, agency, and permanent financing—and support lender outreach, term sheet review, and closing.

 Transaction Management & Diligence:

• Lead due diligence: financial, zoning, environmental, title, and market analysis.
• Coordinate the deal team across legal, debt, equity, brokerage, and municipal workstreams from LOI through closing.
• Prepare investment memoranda, screening materials, and capital partner presentations.

 Development & Pipeline Support:

• Apply working knowledge of the multifamily development process—entitlements, rezoning, permitting, and approvals—to underwriting and risk assessment.
• Track market comps, capital markets conditions, and pipeline opportunities to inform acquisition strategy.
• Support investor relations and reporting alongside senior leadership.

Qualifications

•  4+ years of experience in real estate acquisitions, development, investment sales, or principal investing, with direct multifamily exposure strongly preferred.
• Advanced financial modeling skills; fluency building development and acquisition models from scratch in Excel.
• Demonstrated experience structuring deals across acquisitions, debt, and equity, including JV and waterfall economics.
• Working knowledge of the multifamily development lifecycle (entitlements, rezoning, permitting, construction coordination).
• Strong command of real estate finance fundamentals—cap rates, agency and construction debt mechanics, Treasury and rate dynamics, and tax structures (LIHTC, Opportunity Zones, bonus depreciation) a plus.
• Excellent written and verbal communication; able to produce institutional-quality memos and present to capital partners.
• Bachelor's degree in finance, real estate, economics, or a related field; relevant graduate degree a plus.
• Self-directed, detail-oriented, and comfortable owning workstreams in a fast-moving, entrepreneurial environment.

What Success Looks Like:

Within the first year, this person is independently underwriting and structuring live deals, running diligence to close, and serving as a trusted analytical and structuring partner to senior leadership across the pipeline.

Pay Range Detail:   The expected pay rate will be between $100,000 and $130,000 USD per year at the commencement of employment. Total compensation, if hired, may include performance-based bonus opportunity. The salary range listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future.
