Position Description
The Asset Manager supports the Asset Management Department at Foundation Communities, working closely with the Director of Asset Management, Risk and Insurance Manager, and Asset Management Analyst to oversee the organization's affordable housing portfolio, including Supportive (SRO) and Family properties, as well as related commercial assets.
This role helps evaluate property performance, supports budgeting and forecasting, assists with capital planning, and contributes to long-term asset strategies that preserve affordable housing and strengthen our communities.

Primary Duties/Responsibilities
Portfolio Performance and Operations
Lead analytical and operational support across the Asset Management Division and its affordable housing portfolio in the Austin and DFW metros.
Lead monitoring of property performance against annual plans, budgets, and long-term asset strategies.
Create and maintain asset-level business plans and monitor progress toward strategic goals, including dispositions, refinancing, and other asset-level transactions.
Lead evaluation and planning for affordability compliance milestones, including properties approaching the end of affordability periods, to support preservation strategies and long-term asset decision-making.
Support planning and tracking of capital improvement projects, including budget monitoring and performance impact analysis, in collaboration with the Capital Projects Division.
Financial Analysis, Reporting, and Strategic Support
Support analysis monthly and quarterly financial results, including variances to budget, trends, and key operating metrics.
Support preparation and maintenance of internal asset management reports, dashboards, and performance summaries.
Support asset-level transactions such as refinancing, recapitalizations, dispositions, and other strategic initiatives.
Support property tax administration and protest processes, including exemption applications, tracking deadlines, and assisting with filings and follow-up.
Support reserve management oversight.
Cross Department Collaboration
Partner with Capital Projects, Sustainability, Property Management, and Compliance teams to plan, execute, and monitor capital improvements and operational initiatives.
Minimum Requirements
Bachelor's degree and at least 2 years of relevant work experience in multifamily or affordable housing acquisitions, asset management, finance, operations, underwriting, or related analytical experience, or an equivalent combination of education and experience.
Strong analytical skills and solid understanding of financial statements (income statement, balance sheet, and cash flow statement) and property-level performance metrics.
Detail-oriented, with strong organizational, time management, and prioritization skills.
Demonstrates a strong willingness to learn and grow, and both readily offers support to colleagues and embraces support from others in a collaborative team environment.
Excellent written and verbal communication skills.
Minimum Technical Skills
Advanced proficiency in Microsoft Office Suite (Outlook, Excel, Word, and PowerPoint).
Strong proficiency with AI tools and workflows (e.g., prompt engineering, automation, and productivity applications).
Preferred Requirements
Experience with multifamily housing, affordable housing, or nonprofit real estate portfolios.
Exposure to loan documentation, partnership or joint venture agreements, or real estate transaction processes.
Understanding affordable housing financing and compliance structures (for example, LIHTC, HUD, or other subsidy programs) is a plus.
Working Conditions/Physical Requirements
Remote work of up to two days per week may be available after successful completion of the six-month probationary period. Remote work is not guaranteed and is subject to departmental needs, organizational needs, job performance, and applicable organizational policies.
Employee must have access to reliable transportation including ability to get to occasional off-site meetings

Compensation
$85,000/annual
