Role Summary:
Interface with the customers and be responsible for assisting the borrower from the point after the application is complete through loan closing. Verify the accuracy of mortgage loan files and submitting the documentation to the mortgage loan origination system, forwarding the files to the processing center, clearing any conditions requested by the underwriter, and coordinate loan closings. Additionally, after application, the MSA is the primary contact for the MLO and the Mortgage Operations Staff; acting as a liaison between the Mortgage Loan Originator, AMS Operations, and borrowers by gathering outstanding items in a timely and compliant manner.
MLO's maintain final accountability for all pricing, compliance, HMDA, regulatory, and KYC documentation.
Specific Job Functions (Duties/Responsibilities):
- Assist borrowers as required with loan applications, pre-approvals, discussion of mortgage options, and delivery of requested documents
- Obtain and analyze from the applicants pertinent financial, economic, and credit data needed to make informed decisions
- Keep informed about trends and developments in the local real estate market and the dynamic rules and regulations pertaining to private and government-insured mortgage loans
- Per Mortgage Loan Originator direction, provide a high level of administrative support to ensure all applicable loans are submitted, processed and closed according to process
- Work closely with customers as the intermediary between Mortgage Loan Officer and AMS Operations
- Answers telephone calls, takes messages and schedules appointments for MLO's
- Receives completed loan application packages from MLO
- Maintain and follow up on MLO loan volume and meet loan flow deadlines
JOB REQUIREMENTS:
Knowledge/Skills/Abilities Required:
- Check for completeness and accuracy of data. Track and follow-up on required or supporting documentation that has been notated by MLO as outstanding. Review file for any other missing information, contacting the borrower as needed.
- Provide copies of the loan application and loan documents for clients records
- Collect and process up-front fees as required
- Order appraisals
- Request tax information about the property, the closing agents wiring instructions, and associated fees
- Assist the MLO in obtaining documentation (W-2's, pay stubs, bank statements)
- Coordinate with AMS Operations for any required updates to 1003
- Communicate with MLO when any file updates adversely affect the borrower's approvals status or may involve pricing adjustments
- Assist the MLO with pipeline management
- Provides weekly (minimum) updates to MLO as to the progress of files in the pipeline
- Prepare Thank You letters each month and coordinate closing gifts (as determined) for all customers who close a purchase or refinance transactions with assigned MLO and Southern Bank
- Coordinate the closing appointment with closing associate and all related parties
- Ability to effectively communicate, both orally and in writing
- Ability to work under pressure while maintaining good customer and staff relations
- Ability to obtain and hold an NMLS Registration number
Education/Experience requirements:
- Associate’s degree in Finance or related field, or equivalent experience
- Three or more years of mortgage support experience preferred
- One or more years in a bank environment preferred
