Colovore is the leader in ultra-high-density, liquid-cooled AI colocation data centers for the deployment of AI inference, SuperPod, and AI factory applications and solutions. With facilities featuring power densities of 17-500+ kilowatts per cabinet, we are expanding quickly and building a national footprint of modern, hyper-efficient, high-density data centers to serve F500 enterprises and startups. The company was acquired by King Street in 2024, who provides real estate development expertise and secured $925 million funding to accelerate its national expansion. Join our team and play a critical role as we scale for rapid growth. You can be a game-changer at Colovore.

Role Overview

The Development Accountant supports the financial tracking, reporting, and analysis of data center development projects. This role focuses on maintaining accurate construction cost records, assisting with monthly close activities, and supporting project teams with budget tracking and reporting. You’ll work closely with Development, Construction, Procurement, and Finance to ensure project costs are recorded accurately and in accordance with accounting standards.

This role is well-suited for someone early-to-mid in their accounting career who is eager to deepen their experience in development and construction accounting within a fast-growing organization.

Key Responsibilities

Construction & Project Cost Accounting

  • Process development related invoices with correct job cost coding.
  • Maintain job cost ledgers and assist with accurate recording of construction-related expenses (labor, materials, equipment, and change orders).
  • Track project spend against approved budgets and assist in identifying variances.
  • Support cost allocations, capitalization of project costs, and monthly close entries.
  • Review vendor invoices and supporting documentation for accuracy and proper coding.
  • Assist in preparing lender draw packages, including G702/703s and lien waivers.
  • Track retention, contingency, and allowance balances.

Financial Reporting & Analysis

  • Assist with preparation of monthly development cost reports and cash flow schedules.
  • Support quarterly and annual financial reporting related to capital projects.
  • Help analyze cost trends and variances across projects to support forecasting.

Cross-Functional Collaboration & Controls

  • Partner with Construction, Procurement, and FP&A teams to support commitments, accruals, and budget updates.
  • Maintain organized documentation to support internal controls and audits.
  • Participate in process improvements and system enhancements to improve development accounting workflows.

Key Skills

  • Foundational understanding of construction or real estate development accounting.
  • Strong attention to detail with the ability to manage multiple projects and deadlines.
  • Clear communicator who can work effectively with both finance and non-finance partners.
  • Comfortable working in a fast-paced, growing organization.
  • Proficiency in accounting systems (Yardi preferred).
  • Intermediate Excel skills (pivot tables, lookups, basic financial modeling).

Required Experience

  • Bachelor’s degree preferred, or equivalent experience in lieu of degree.
  • 2–4 years of accounting experience, with exposure to construction or development accounting preferred.
  • Experience supporting capital projects or job cost accounting is a plus.
  • Exposure to commercial real estate, industrial, infrastructure, or data center environments is helpful but not required.

What Success Looks Like

  • Project related invoices are processed correctly and on time.
  • Month-end close activities are completed efficiently with clear documentation.
  • Project teams feel supported with reliable and timely financial information.
  • You demonstrate growth in development accounting knowledge and take increasing ownership of project responsibilities.
  • You contribute to building scalable, disciplined accounting processes as Colovore continues to grow.
