Purpose of the Role
The Void Property Inspector is responsible for carrying out scheduled insurance compliance inspections of vacant properties. Using the company’s in-house inspections application, the role ensures accurate completion of a comprehensive 32-point checklist, supported by photographic evidence, to assess property condition, building integrity, and potential risks. The inspector plays a key role in safeguarding vacant properties by maintaining accurate records, reporting issues promptly, and escalating risks that could result in damage or non-compliance.
· Conduct thorough inspections of void properties in line with the 32-point checklist.
· Record inspection findings accurately using the company’s in-house application.
· Capture photographic evidence of property condition, risks, damage, meter readings, and site access.
· Escalate significant issues promptly to the office team in line with escalation procedures.
· Maintain accurate and compliant inspection records at all times.
· Ensure inspections are completed on schedule and in line with client and insurance requirements.
· Follow Risk Assessments and Method Statements (RAMS) and report near misses and incidents
· Provide access to properties for clients and subcontractors, ensuring key management processes are followed.
· Liaise with internal teams to support repairs, maintenance, and issue resolution.
· Manage workload independently, working across multiple properties while maintaining professionalism and adherence to schedules.
