Description
The Project Manager acts as an advocate for the client and internal and external project team. He/she will lead the coordination of the entire project team, setting schedules, budgets, and programs, and sharing content internally with the project team and externally with the client, contractor, and consultants. Under the mentorship of senior architects, notably a Senior Project Manager, this individual will ensure that projects are delivered on schedule and in budget and that the project aligns with the client’s guiding principles and vision established during the design process. This person is continuously evaluating opportunities to add value.

Transition lead responsibility of the project from the Project Architect to the Project Manager as the project transitions from construction documents to bidding & negotiations and construction phase.
Estimate scope of work and prepare detailed project proposals for clients.
Assist with contract negotiations, ensuring timely review, compliance, and alignment with company policies and objectives.
Develop and manage project schedules and assist with resource allocation through utilization of Vantagepoint, enhancing knowledge to create work breakdown structures, project reviews, planning and resource management.
Coordinate with and serve as a primary advocate for the internal project team as well as consultants and contractors to ensure project progression.
Monitor project timelines and proactively identify risks and delays. Propose corrective action as needed.
Build and nurture client relationships; serve as a primary point of contact and trusted advisor to the client. Ensure client satisfaction and trust is maintained throughout all stages of a project.
Support new client relationships and business development opportunities by participating in Request for Qualifications (RFQ) creation, client interviews, and associated preparations and presentations.
Facilitate communication between the client and project team, addressing feedback and participating in, encouraging, and seeking design input.
Manage communication during the bid phase and support negotiations as needed.
Attend and lead stakeholder and owner-architect-contractor meetings, contributing to agendas, minutes, and follow-up/action items.
Conduct shop drawing reviews and manage requests for information (RFIs), architect’s supplemental instructions (ASIs), change orders (COs), and proposal requests (PRs).
Track and manage project expenses. Closely manage project budgets to ensure profitability.
Conduct site visits, providing detailed observation reports, punch lists, and monitoring construction processes to ensure design integrity. Help identify opportunities for other members of the project team to participate in site visits and lead associated coordination efforts.
Maintain working knowledge of applicable codes, regulations, standards, and quality control measures, ensuring that construction complies.
Partner with the Project Architect to facilitate the QA/QC process. Along with the Project Architect, co-lead the end-of-phase review of all documents.
Coach and support junior staff (Technical Staff I – Project Manager I), providing guidance and fostering a culture of collaboration and professional development in technical skills. Support architectural staff in pursuit of licensure and provide opportunities to earn AXP hours.
Experience & Qualifications:

Seasoned knowledge of architecture principles and practices.
Understanding of and proficiency in project management methodologies.
Experience leading and managing all phases of architectural project from design through construction.
Demonstrated proficiency in projects of average size and complexity, historically ensuring excellence, technical accuracy, and timely delivery.
Experience in educational projects is preferred.
Proficiency in Revit is essential. Experience with Bluebeam and Microsoft Office products is highly preferred.
Proven ability to build and sustain strong client relationships, ensuring trust and long-term engagement.
Developed project-level leadership and communication skills, with the ability to engage and motivate clients and project teams.
Exceptional organizational skills, attention to detail, and the ability to manage multiple complex projects simultaneously.
Seasoned knowledge of building codes, regulations, and construction processes.
Demonstrated problem solving skills and the ability to work under pressure in a fast-paced environment.
Professional degree in Architecture is required.
Licensed Architect in the state of Texas is required.
Minimum of seven years of architectural experience.
Location:
The Project Manager must be prepared to commute 3 days per week to Pfluger’s local office and as required to Pfluger’s other offices.
