The Central Plant Operator will operate and maintain all heating, air conditioning, life safety and related equipment necessary to provide a comfortable, safe, and healthy environment for building occupants.
POSITION AUTHORITY:
The incumbent is authorized to take reasonable action necessary to carry out assigned duties and responsibilities, provided such action is consistent with position guidelines as outlined below.

Position guidelines include, but are not limited to, established company and department policies and procedures and all supervisory directives. The incumbent is expected to exercise sound, reasonable judgment and initiative, and give high priority to accuracy and details in the performance of job responsibilities.
QualificationsESSENTIAL FUNCTIONS
Maintain Central Plant and all associated equipment on site
Work with other maintenance personnel when called upon
Assist as needed in assembly and disassembly of temporary exhibits
Respond to all maintenance emergency situations
Operate domestic, and heating boilers, chillers, air compressors, pumps, and related equipment
Perform preventative maintenance on all mechanical equipment
Monitor control panels, gauges, dials, and meters to ensure proper operation of equipment
Make necessary adjustments on equipment to obtain efficient, safe, and economical operation
Perform repairs on equipment as directed or required
Monitor and record chemical analysis of water treatment used in HVAC equipment and adjust residual levels of chemicals to obtain optimum balance
Perform routine inspections of mechanical rooms, substations, central plant, water treatment, and public areas
Respond to requests for temperature adjustments
Maintain log books to record daily operations, utility consumption, equipment maintenance, and other activities
Perform minor plumbing, or electrical repairs as needed
Operate and maintain building automation system, and respond to alarms associated with its operations
Learn all aspects of utilities distribution
Maintain Building Automation System and its associated equipment ensuring good working condition
Keep Central Plant equipment and building in a clean and efficient working condition
Any and all other duties as assigned; duties are subject to change as management deems necessary to best serve the needs of Moody gardens
EDUCATION/ EXPERIENCE REQUIREMENTS:
High School diploma or equivalent required
College degree in related field preferred
Prior Electrical, Plumbing, and HVAC Systems experience preferred
Any combination of experience or training that provides the required knowledge, skills, and abilities preferred
REQUIRED SKILLS:
Must be reliable, self-motivated, and responsible
Must have good mechanical skills
Ability to communicate clearly in person and over a 2-way radio
Ability to exhibit maturity in the workplace and have a cooperative attitude
Must be able to work a flexible schedule
PHYSICAL REQUIREMENTS:
Ability to remain on feet standing and walking for long periods of time
Ability to work in extreme temperatures outside in the heat, occasionally inside the broiler room or the low temperature cooler
Ability to perform tasks that involve reaching, crouching, and climbing
Ability to lift up to 50 pound and occasionally push or pull up to 100 pounds
Must have good hearing, eyesight, and balance
