Key Responsibilities

  • Oversee the day-to-day management of a portfolio of residential and commercial properties in accordance with management agreements, approved budgets, and company policies and procedures.
  • Serve as the primary point of contact for tenants, addressing inquiries, concerns, and requests in a timely and professional manner while fostering positive tenant relationships and supporting tenant retention.
  • Conduct regular site inspections to ensure properties are well-maintained, operating efficiently, and compliant with company standards, regulatory requirements, and health and safety legislation.
  • Prepare annual operating budgets, monitor financial performance, analyze variances, and provide regular reporting and re-forecasting recommendations as required.
  • Supervise and support assigned site and administrative staff, while collaborating with and providing support to Property Managers on best practices, problem resolution, and portfolio initiatives as required.
  • Oversee occupancy initiatives, including lease approvals, rental recommendations, rent collection, arrears management, and strategies to minimize vacancy.
  • Coordinate and approve maintenance, repair, and capital improvement projects, ensuring preventative maintenance programs are in place and completed in a timely and cost-effective manner.
  • Manage vendor and contractor relationships, ensuring work is completed to expected standards and in compliance with established health and safety requirements.
  • Collaborate with internal departments, including development, construction, finance, and leasing teams, regarding new developments, building operations, and tenancy matters.

  • Minimum seven (7) years of progressive property management experience, preferably managing residential or mixed-use portfolios.
  • Strong knowledge of property operations, budgeting, financial reporting, leasing, maintenance coordination, and landlord and tenant legislation.
  • Experience supervising and developing site and administrative staff.
  • Professional designation such as RPA, CPM, FMA, CFM, or working towards a related designation is considered an asset.
  • Excellent communication, organizational, and relationship-building skills with a strong customer service focus.
  • Valid Ontario Class G driver's license and ability to travel between properties.

  • Working at a desk with a computer.
  • Collaboration with several people or departments, working under many simultaneous deadlines.
  • Availability to troubleshoot in emergency situations at all hours of the week.
