Job Description

The Managing Director of Investments will be a member of the executive leadership team and serve as New Story’s lead for investment strategy and execution. They are an experienced investment professional with deep regional land development and real estate transaction experience who will lead our deal origination, financial underwriting, capital deployment, and asset management strategies across Latin America. They will serve as the primary originator of our investment pipeline, leading investments from initial sourcing and financial structuring to close. While this position centers primarily on pre-investment execution, this position will work closely with our investment team to ensure each investment is successful across its full lifecycle.

Responsibilities

1. Deal Sourcing & Origination (25%)

• Pipeline Expansion: Identify, source, and cultivate high-impact land development and affordable housing investment opportunities across Mexico and LATAM from private developers, financial institutions, and impact partners.

• Strategic Partnerships: Build and manage relationships with local developers, co-investors, and financial intermediaries to expand capital deployment opportunities.

• Capital Strategy: Build and maintain a sufficient investment pipeline to meet capital deployment mandates across multiple investment strategies and Funds.

• Market Intelligence: Develop and maintain actionable market intelligence across priority markets, including developer activity, land and housing market dynamics, financing conditions, regulatory environments, and transaction trends, to identify investment opportunities, anticipate risks, and inform New Story’s investment strategy.

2. Financial Modeling, Underwriting & Structuring (25%)

• Due Diligence: Spearhead rigorous asset, financial, and impact due diligence on developer partners, management teams, and potential real estate investments.

• Underwriting & Modeling: Execute the evaluation of potential investments, including detailed financial modeling, return sensitivities (IRR, cash-on-cash, etc.), tax considerations, and operational risk factors.

• Structuring & Negotiation: Lead the design and negotiation of term sheets, financing structures, and governance terms to achieve required financial returns and social impact outcomes.

3. Transaction Execution & Closing (20%)

• Deal Closing: Collaborate with internal and external legal counsel, New Story’s leadership, and partner teams to negotiate final legal documentation and execute transactions efficiently.

• Executive & Governance Approval: Synthesize complex underwriting into clear investment memos and present deal recommendations directly to executive leadership and the Investment Committee.

4. Portfolio Alignment & Collaborative Oversight (25%)

• Portfolio Health & Risk Oversight: Actively monitor active land development and housing investments post-close, reviewing monthly updates, return variances, and cash-flow projections against original underwriting assumptions.

• Governance & Capital Control Approval: Serve as senior authority on major project drawdown requests, contract modifications, and developer disbursements provided by asset managers.

• Site & Field Verification: Perform high-level site visits to inspect active development progress, verifying physical benchmarks against developer reports, and proactively address execution bottlenecks.

• Collaborative Governance & Reporting: Partner closely with the asset managers on portfolio strategy, risk mitigation, and executive/investor reporting, ensuring seamless alignment between investment thesis and post-close execution.

5. Investment Strategy & Direction (5%)

• Strategic Thesis & Direction: Synthesize LATAM macroeconomic shifts, affordable housing market dynamics, and financial product innovations to shape and refine New Story’s investment strategy.

• Impact & Return Optimization: In partnership with New Story’s Chief Impact Officer establish strategic criteria for target opportunities, ensuring all pipeline activity continuously balances risk-adjusted financial returns with measurable social impact outcomes

Skills & Requirements

• 15+ years of progressive experience in land development, real estate investment, impact investing, or investment banking in Latin America.

• Master’s degree or MBA in Finance, Real Estate, Business Administration, or a related field strongly preferred.

• Demonstrated track record of sourcing, structuring, negotiating, and closing complex real estate debt or equity investments in LATAM markets.

• Expert in real estate/project financial modeling, valuation techniques, return sensitivity analysis, and structuring terms for risk mitigation.

• Differentiated experience with land development and affordable housing investments.

• Strong functional expertise; you partner effectively with asset management and finance colleagues without needing to micro-manage operational execution.

• A distinct passion for using financial inclusion and market-based solutions to expand access to land and housing.

• Professional fluency in both Spanish and English. Must have the ability to negotiate with local developers in Spanish and present strategy to the English-speaking investors.

• Willing and able to travel 30%+ across Mexico and Latin America to evaluate development sites and meet with partners.

• Location: Hybrid working environment based in our office in Mexico City.

Benefits & Compensation

• Health & Wellness. We believe in thriving communities, and that starts with our team being happy and healthy. New Story currently covers 100% of Employee-Only premium costs for Major Medical Health Insurance through AXA and Life Insurance through MAPFRE. New Story will also cover 60% of premium costs for a team member's dependents. Additionally, team members are provided a Flex Benefit Card with a monthly allowance of $1,000 MXN for supermarket, food, and wellness expenses.

• Aguinaldo. Team members receive a federal mandated holiday bonus equivalent to 15 days of pay on or before December 20. This amount will be pro-rated for team members within their first year at New Story.

• Vacation Premium. On the first (and subsequent) work anniversary, team members will be paid their annual vacation premium bonus equivalent to the number of vacation days allotted for the year at a rate of 25%. Team members enjoy a base of 12 vacation days per year.

• Unlimited Vacation after the 1st Year. We believe you should have a flexible schedule that makes space for family, wellness, and fun. For the first 12 months, you'll have 12 days of PTO, 14 paid holidays, and YOUR birthday off. After year one, you can enjoy an unlimited vacation policy. This time off is paid at the regular base rate of pay.

• Summer and Winter Breaks. We believe rest is critical to getting results. We intentionally pause as a whole company twice per year. Team members enjoy the first week of July and the week between December 24 and January 1.

• 5-Week Sabbatical after 5th Year. At the 5-year mark, we celebrate your hard work and dedication with a sabbatical. Team members take 5 weeks off fully paid to rest, recharge, and reflect.

• Paid Parental Leave. Primary caregivers are given 12 weeks paid time off. Secondary caregivers are given 6 weeks paid time off.

• Adoption Reimbursement. For families who are willing to adopt, thank you! New Story will reimburse eligible team members up to $180,000 MXN for adoption-related expenses.

• Intentional Gatherings. As a remote team, we recognize how valuable and rejuvenating in-person time can be. Whether it’s an all-company Team Summit, Fun Camp for fundraisers, or spontaneous department gatherings, we set aside budget to gather in-person to have fun, reflect, and plan together.
