Full job description

The Quantitative Surveyor (QS) for MEP systems ensures strict financial control over semiconductor tool hookup projects. This role validates installation quantities of unit rate invoices to prevent overpayment and ensure audit readiness.

Scope & Scale: Integrated MEP & Process Systems

  • High-Density Auditing: Manage field walkdowns containing between 1,500 and 4,500 individual components per semiconductor tool.
  • Process Mechanical & Bulk Utilities: Validate heavy industrial process infrastructure including chilled water, hot water, compressed air, vacuum, and process cooling water (PCW).
  • UHP, Specialty Gas & Chemical Delivery: Audit specialized Ultra-High Purity gas lines, toxic gas systems, bulk gas distribution, inert spec gas installations, gas boxes, and valve manifold boxes (VMBs).
  • Process Exhaust Networks: Audit complex networks including general, acid, solvent, and toxic exhaust systems across cleanrooms, fabs, and sub-fabs.
  • Electrical & Infrastructure Hookups: Validate heavy electrical setups including cable trays, raceways, busway systems, sub-panels, ultra-pure water (UPW) lines, and final power modules.

Volume Management: Oversee concurrent installations across multiple tool sets within an active mega-fab environment

Quantity Auditing & Field Verification

· Audit quantities: Check against construction drawings, isometric diagrams, and 3D design models.

· Conduct field walks: Physically verify MEP installations inside cleanroom sub-fabs, fabs, and interstitial spaces.

· Verify hookup components: Inspect high-purity piping, specialty gas lines, UPW, exhaust ducts, and electrical raceways.

· Reconcile completed work: Cross-reference physical progress reported by mechanical and electrical contractors.

Contract Management & Unit Rate Validation

· Manage unit rate contracts: Enforce strict billing compliance with agreed-upon pricing structures.

· Validate contractor claims: Check installed items against the contract Bill of Quantities (BOQ).

· Assess change orders: Perform detailed take-offs to verify material and labor adjustments.

· Enforce measurement rules: Resolve disputes regarding installation complexities using contractually defined rules.

Stakeholder Collaboration & Reporting

· Issue financial status reports: Track variances, contingency usage, and contractor recording accuracy.

Key Performance Indicators (KPIs)

· Quantity Accuracy: Zero variance between certified quantities and verified field installations reconciliation.

· Audit Cycle Time: Progress claims validated and processed within contractually mandated timelines.
