Position Summary
Lupoli Companies is seeking a strategic and results-driven Director of Finance – Real Estate to lead the financial operations of its commercial, residential, mixed-use, and development real estate portfolio.
Reporting directly to the Vice President of Finance, and working closely with Asset Management and Property Operations, this role serves as a key business partner responsible for financial reporting, budgeting, forecasting, cash flow management, lender compliance, and financial strategy across multiple entities. The Director of Finance will lead a team of 5–8 accounting professionals, drive process improvements, and help support the continued growth of the company's real estate portfolio.
Key Responsibilities
Strategic Financial Leadership
· Partner with the Vice President of Finance to drive financial strategy, budgeting, forecasting, and long-term planning for the real estate portfolio.
· Provide financial analysis and strategic recommendations to support executive decision-making, investments, and portfolio performance.
· Monitor cash flow, capital expenditures, and key financial metrics to identify opportunities for growth and operational efficiency.
Financial Management
· Oversee all financial reporting, month-end close, budgeting, forecasting, and compliance across multiple real estate entities.
· Ensure the accuracy of financial statements, NOI reporting, lease accounting, CAM reconciliations, lender reporting, and development accounting.
· Maintain strong internal controls, GAAP compliance, and financial reporting standards.
Leadership & Business Partnership
· Lead, mentor, and develop a team of 5–8 accounting and finance professionals.
· Partner cross-functionally with Asset Management, Property Management, Development, and Operations to support business objectives.
· Drive process improvements, optimize Yardi ERP, and enhance financial reporting capabilities.
· Build scalable financial processes that support the continued growth of the real estate portfolio.
Technical
· Execute month-end close checklists for all real estate entities.
· Prepare monthly financial and management reporting, including property-level income statements, balance sheets, cash flow statements, NOI reporting, occupancy reports, and rent roll reporting.
· Analyze financial statements and management reports, including detailed variance analysis.
· Lead the annual budgeting process and maintain monthly rolling forecasts.
· Review and improve real estate accounting policies, procedures, and controls.
· Oversee AP, AR, tenant billing, GL, bank and intercompany reconciliations, and CAM reconciliations.
· Ensure accurate lease accounting, revenue recognition, escalations, and percentage rent calculations.
· Oversee CAPEX tracking, construction/development accounting, fixed assets, depreciation, debt schedules, lender reporting, covenant compliance, property tax, insurance, accruals, and corporate allocations.
· Maintain appropriate internal controls and segregation of duties.
· Monitor liquidity, property-level cash flow, and working capital across real estate entities.
· Support third-party tax preparers and auditors with federal, state, and local compliance.
Qualifications
Required
· Bachelor’s degree in Accounting, Finance, or a related field.
· 7–10 years of progressive accounting and finance experience, with a strong emphasis in commercial real estate required.
· 3+ years of leadership experience managing accounting or finance teams.
· Strong knowledge of financial planning and analysis (FP&A), budgeting, forecasting, financial reporting, cash flow management, and internal controls.
· Experience with multi-entity organizations and commercial real estate accounting.
· Proficiency with ERP systems, preferably Yardi or a comparable property management platform.
· Strong analytical, communication, and executive presentation skills with the ability to influence business decisions.
Preferred
· Experience with commercial, residential, mixed-use, and development portfolios.
