Full job description

Summary

The Maintenance Technician provides repair and preventive maintenance for all on-site buildings they’re responsible for, including lawn and grounds care. This role upholds company standards for budgets, maintenance, guidelines, and applicable laws — and communicates regularly and effectively with residents, staff, and all levels of management. We’re looking for someone who takes pride in their work, treats residents with respect, and keeps growing their craft.

Our Core Values — HARD ASK

Everything we do at Hegenes runs on six shared values. They’re not a poster on the wall — they show up in how we treat residents, support each other, and own our work every day.

  • Humility: Stay open, ask for help, and put the team and residents ahead of ego.
  • Always Learning: Grow your skills, stay curious, and keep up with changing tools, codes, and best practices.
  • Relationships: Build trust with residents, teammates, and vendors through honest, respectful communication.
  • Drive: Take initiative, follow through, and bring energy to getting things done right.
  • Accountability: Own your results, your records, and your commitments — no excuses, no surprises.
  • Service with Kindness: Treat every person with warmth and respect, especially under pressure.

Essential Duties and Responsibilities

Other duties or tasks may be assigned as required. Management may modify, change, or add to these duties at any time without notice.

  • Respond to “on-call” emergency maintenance requests and resident needs promptly and reliably. While on-call, you’re free to pursue your own activities within 50 miles of your residence or work site (whichever is closer), or a distance directed by your supervisor. On-call employees must not consume alcohol or take any drug or medication that would interfere with their ability to work or drive, and must personally wear and respond to the on-call cell phone.
  • Perform lawn care including mowing, trimming, seeding, sodding, repairing, and winterizing.
  • Maintain building exteriors including repairs, painting, and rescreening windows.
  • Keep occupied units in good condition and in compliance with all codes to maintain resident satisfaction, and ready vacant units within the required timeframe — including repair and maintenance of appliances, plumbing, electrical and lighting systems, heating and cooling systems, walls and flooring, sprinklers, reframing and hanging doors, troubleshooting phone lines and cables, and removal and disposal, using carpentry skills as needed.
  • Perform snow and ice removal — snow blowing, shoveling, salting, and chipping ice build-up on sidewalks, walkways, parking lots, roofs, and common spaces.
  • Replace unit locks as necessary and on all turnovers, plus outside doors and outbuildings, taking other steps as needed to maintain the security of the premises.
  • Coordinate and oversee the work of sub-contractors hired by the company, communicating clearly and holding work to our standards.
  • Perform small motor repair and maintenance on equipment such as lawnmowers, tractors, snowblowers, chainsaws, and other power tools.
  • Purchase approved supplies such as paint, brushes, locks, pipe, wiring, and light bulbs for maintaining the property, seeking good value on the company’s behalf.
  • Maintain and operate electrical, mechanical, plumbing, building, carpentry, and heating equipment; diagnose and troubleshoot malfunctions and use appropriate resources to correct problems.
  • Assist in periodic unit inspections to identify short-term repair needs, resident housekeeping and sanitation issues, and long-term capital and replacement needs — approaching residents’ homes with courtesy and care.

Secondary Duties and Responsibilities

  • Purchase and pick up approved parts and materials needed to perform maintenance duties.
  • Coordinate with the schedules of painters, carpet installers, and other contractors as necessary.
  • Prepare and maintain paperwork such as invoices, service requests, and timesheets accurately and on time.
  • Haul material to the landfill.
  • Consult with vendors to find the best value on goods and services.
  • Stay informed on changing codes and their possible impact on the site, implementing changes as necessary.
  • Communicate with management on changes, maintenance needs, and tenant issues — keeping everyone in the loop.

Supervisory Relationships

The Maintenance Technician reports to the Maintenance Supervisor and does not supervise other employees. Success in this role means working well within that relationship — staying humble, taking direction, and speaking up when something needs attention.

Qualification Requirements

To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. The requirements below represent the knowledge, skill, and/or ability required.

Education and Experience

High school diploma and two to three years of experience as a general maintenance mechanic or related occupation, or a combination of education and experience providing equivalent knowledge. A driver’s license and transportation are required. Other formal maintenance-related training and certifications are desirable. If working on a boiler system, a state boiler’s license — or the ability to obtain one upon employment — is required.

Language Skills

Ability to read, analyze, and complete documentation required by city, county, state, or federal agencies. Must communicate effectively — speaking, listening, and writing — with residents and outside agencies.

Mathematical Skills

Ability to add, subtract, multiply, and divide in all units of measure.

Reasoning Ability

Able to assess a situation based on available data and information and make timely, appropriate decisions.

Other Skills, Abilities, and Specifications

This job requires self-motivation, the ability to multitask, and the ability to work independently. Must be able to prioritize job duties and maintain confidentiality. Skill in establishing and maintaining positive relationships with diverse residents is essential.

Punctuality and Attendance

Regular attendance, reliability, and punctuality are needed to be available for applicants, current residents, and outside vendors during scheduled hours. The success of the property depends on staff being available at the convenience of applicants and residents. Most communities we manage have small staffs, so employees must be able to assist teammates and respond to occasional property or tenant emergencies. Must be available on weekdays and weekends at the end and beginning of each month to work on apartment turnovers and make-readies.

Working Conditions

The employee occasionally works in outside weather conditions. The noise level is usually moderate. May come into contact with unsanitary conditions in occupied or unoccupied homes, as well as insects and/or rodents. The position has the potential for contact with human waste (clogged toilets) and noxious fumes (natural gas).

Physical Demands

Must be able to work in cramped positions for extended periods, work on hands and knees, and reach with hands and arms while maintaining balance. Regularly required to stand, walk, sit, stoop, kneel, crouch, crawl, climb stairs, and talk or hear. Must regularly lift and/or move up to 75 pounds and frequently lift and/or move up to 25 pounds. Vision abilities required include close vision, distance vision, and depth perception.

Reasonable Accommodations

Management will provide reasonable accommodations to qualified applicants and employees with disabilities in connection with the application process, the work environment, and modifications that allow a disabled individual equal benefits and privileges of employment, unless doing so would cause undue hardship.

Small Tools Required to Be Owned & Other Equipment Used

Maintenance Technicians are expected to own and replace, as needed, their own basic hand tools and small electric tools. Use of cleaning products and equipment such as vacuum cleaners, brooms, and mops is expected. Employees may also use snow-removal equipment such as shovels and/or snow blowers.

Monday - Friday, 8:00am - 5:00pm with a rotating on-call schedule of every 3-5 weeks.
