About the Role
The Service Technician maintains the physical condition, appearance, and functionality of the property by performing repairs, preventive maintenance, and inspections. This role ensures all maintenance work is completed efficiently, safely, and in alignment with company service standards and resident satisfaction goals.
Primary Responsibilities
Complete service requests and work orders accurately and promptly using company systems such as Yardi, EliseAI, or other maintenance management platforms.
Perform routine maintenance and repairs on building systems, including electrical, plumbing, HVAC, carpentry, and appliances.
Conduct daily property walks to identify maintenance needs, safety hazards, and curb appeal issues.
Prepare vacant units for move-in within company standards (target: 5 business days or less).
Participate in preventive maintenance programs, logging completed tasks in Yardi or assigned systems.
Respond to emergency maintenance requests within the required timeframe and participate in the on-call rotation.
Maintain the maintenance shop and storage areas in a clean, organized, and safe condition.
Track materials, parts, and supplies used and report inventory needs to the Service Manager.
Maintain professional communication with residents, vendors, and team members through EliseAI or other company-approved communication tools.
Follow safety procedures and use required PPE at all times.
Report all incidents, safety concerns, and potential liability issues to management immediately.
Qualifications
Minimum 2 years of experience in residential property maintenance or related field.
Strong working knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair.
HVAC certification preferred; EPA certification a plus.
Proficiency with property management software (Yardi, EliseAI, Moved, or equivalent).
Strong organizational and communication skills.
Valid driver’s license and reliable transportation.
Ability to lift up to 50 pounds and work on ladders or in confined spaces.
Frequent walking, bending, stooping, and exposure to varying weather conditions.
Journeyman, electrical and plumbing
Work Schedule
Full-time, typically Monday through Friday weekend may be required.
On-call availability for emergency maintenance after hours as scheduled.
Dress Code
Service Technicians must wear the company-issued uniform and safety gear during work hours and maintain a professional appearance consistent with company standards.
