About the Role:

The Maintenance Technician plays a critical role in ensuring the safety, functionality, and aesthetic appeal of residential and commercial properties within the real estate and rental industry. This position is responsible for performing routine inspections, preventive maintenance, and timely repairs to building systems and equipment, thereby enhancing tenant satisfaction and property value. The Maintenance Technician collaborates closely with property management teams to address maintenance requests efficiently and uphold compliance with safety regulations and building codes. By proactively identifying potential issues and implementing effective solutions, this role helps minimize downtime and costly emergency repairs. Ultimately, the Maintenance Technician contributes to creating a well-maintained, safe, and comfortable environment for tenants and visitors alike.

Minimum Qualifications:

  • High school diploma or equivalent.
  • Proven experience as a maintenance technician or in a similar role within the real estate or property management industry.
  • Basic knowledge of electrical, plumbing, HVAC, and general building maintenance.
  • Ability to read and interpret technical manuals, blueprints, and safety regulations.
  • Valid driver’s license and reliable transportation to travel between properties as needed.

Preferred Qualifications:

  • Certification in HVAC, electrical, plumbing, or related trades.
  • Experience with computerized maintenance management systems (CMMS).
  • Familiarity with OSHA safety standards and local building codes.
  • Strong troubleshooting and problem-solving skills.
  • Ability to work flexible hours, including evenings or weekends, to address urgent maintenance issues.

Responsibilities:

  • Conduct routine inspections of plumbing, electrical, HVAC, and structural components to identify maintenance needs.
  • Perform preventive maintenance tasks such as changing filters, lubricating moving parts, and testing safety systems.
  • Respond promptly to maintenance requests from tenants or property managers, diagnosing problems and executing repairs.
  • Maintain accurate records of maintenance activities, materials used, and work orders to ensure compliance and facilitate reporting.
  • Collaborate with external contractors and vendors for specialized repairs or large-scale maintenance projects.
  • Ensure all maintenance work complies with local building codes, safety standards, and environmental regulations.
  • Assist in managing inventory of maintenance supplies and equipment to ensure availability and cost control.
