SUMMARY 

The Senior Manager of Financial Planning & Analysis will be the company’s first dedicated FP&A hire and will be responsible for building the company-wide planning, forecasting, reporting, and analysis function from the ground up.

This role will focus on consolidated financial visibility across the corporate and property-level businesses, including corporate overhead, development activity, construction spend, operating properties, cash flow, debt obligations, capital needs, and overall company performance. The Senior Manager of FP&A will partner closely with the CFO, VP Corporate Finance, accounting, development, construction, asset management, property management, and executive leadership to create a repeatable financial planning process and provide insights that support strategic decision-making.

The ideal candidate is a hands-on finance leader who can build long-term operating models, multi-year forecasting, create reporting packages, improve processes, and bring financial discipline to a growing real estate and development company.


Key Responsibilities (Including but not limited to) 


Build the FP&A Function

  • Establish the company’s FP&A processes, tools, reporting cadence, planning calendar, and financial review structure.
  • Create scalable financial models and reporting templates that provide visibilityintocompany-wide performance, cash flow, capital requirements, and key business drivers.
  • Develop and own consistent processes for budgeting, forecasting, variance analysis, KPI reporting, and executive financial reviews.
  • Identify gaps in current reporting, data quality, systems, and processes, and recommend practical improvements.

Company-Wide Financial Planning & Forecasting

  • Lead the annual budgeting and reforecasting process across the corporate entities while working directly with the Director, Asset Management Finance to incorporate property-level inputs and guidance.
  • Build and maintain consolidated financial forecasts, working capital requirements, including corporate overhead, project spending, operating property results, capital expenditures, debt service, funding needs, and liquidity.
  • Develop scenario analyses to help leadership evaluate cash flow timing, development spend, financing and working capital needs, project delays, interest rate impacts, capital constraints, and market risks.
  • Partner with accounting, portfolio finance, asset management, and other business leaders to improve forecasting accuracy and financial accountability.

Executive Reporting & Analysis

  • Prepare monthly, quarterly, and annual financial reporting packages for senior leadership, ownership, lenders, investors, and other stakeholders.
  • Analyze actual results versus budget, forecast, and prior periods, identifying key drivers, risks, and opportunities.
  • Develop dashboards and KPIs that provide leadership with a clear view of company performance, liquidity, capital needs, project progress, and financial trends while highlighting key business drivers.
  • Translate financial results into clear insights and actionable recommendations.

Cash Flow & Capital Planning

  • Build andmaintainaconsolidatedcash flow forecast across entities, development projects, operating properties, and corporate activities.
  • Partner with the CFO and VP Corporate Finance, accounting, capital markets, development, and asset management teams to assess liquidity, debt service, capital calls, distributions, financing needs, and covenant considerations.
  • Support lender reporting, investor reporting, capital planning, and financing analysis as needed.

Cross-Functional Business Partnership

  • Serve as a key financial partner to the CFO, VP Corporate Finance and senior leadership.
  • Work closely with the Director of Asset Management Finance to incorporate asset-level forecasts, NOI projections, leasing assumptions, capex plans, and property performance into company-wide planning.
  • Partner with development and construction teams to understand project timing, spending, cost-to-complete estimates, and funding needs.
  • Help non-financial leaders understand financial performance, key business drivers, forecast implications, and decision points.

Systems, Data & Process Improvement

  • Evaluate current financial systems, reporting tools, and data sources.
  • Improve the consistency, reliability, and usability of financial and operational data.
  • Recommend and help implement planning tools, dashboards, reporting improvements, and process enhancements as the company grows.
  • Initially operate as a hands-on individual contributor, with the potential to build and lead an FP&A team over time.

Qualifications

  • Bachelor’s degree in Finance, Accounting, Economics, Business, or related field required; MBA, CPA, or CFA preferred.
  • 8+ years of progressive experience in FP&A, corporate finance, real estate finance, investment analysis, or related roles.
  • Experience in real estate development, construction, property management, investment banking, private equity, oranotherproject-based businessstronglypreferred.
  • Demonstrated ability to build financial models, reporting processes, planning tools, and executive-level analysis from scratch.
  • Strong cash flow forecasting, budgeting, financial accounting, variance analysis, scenario analysis, and management reporting skills.
  • Understanding of real estate financial metrics, including NOI, cap rates, IRR, cash-on-cash return, MOIC, debt service coverage, debt yield, leasing assumptions, construction budgets, and cost-to-complete analysis.
  • Advanced Excel and financial modeling skills required.
  • Experience with ERP, accounting, business intelligence, planning, or real estate management systems preferred.
  • Strong communication skills with the ability to explain complex financial information clearly to non-financial stakeholders.
  • Highly organized, detail-oriented, practical, and comfortable working in a growing company with evolving processes.
  • Ability to balance strategic thinking with hands-on execution.

  • This individual should be comfortable working with incomplete data, creating structure, partnering across functions, and building practical tools that support both day-to-day decisions and long-term strategy.

Reporting Relationship

  • This role will report to the Vice President, Corporate Finance and will work closely with executive leadership, accounting, development, construction, asset management, property management, and capital markets teams.

WORK CONDITIONS 

You are required to work in enclosed office spaces in a climate-controlled environment.  Noise levels will be moderate due to office equipment, foot traffic, telephones, and meetings.  This position may travel up to 10%.

PHYSICAL DEMANDS 

To successfully perform the essential functions of this role, employees must be able to engage in routine physical activities, including standing, walking, climbing, stooping, squatting, and using their hands for typing and handling materials.  

Employees must be capable of lifting or moving items up to 10 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, property support, or other job-related needs.
