  • Conduct property inspections and oversee building systems, preventive maintenance, repairs, construction, and capital improvements.
  • Negotiate service contracts and monitor vendor performance and contractual compliance.
  • Remain available after hours to coordinate emergency responses and corrective actions.
Drive Financial Performance
  • Develop and manage operating budgets and forecasts, monitor income and expenses, and identify opportunities to improve performance.
  • Prepare monthly variance reports and other financial and operational reports for ownership and senior management.
  • Oversee accounts payable, vendor payments, and financial documentation.
  • Maintain appropriate insurance coverage and promptly report property and liability incidents.
  • Partner with leasing, accounting, and compliance teams to review lease packages, support occupancy goals, and maintain accurate records.
Maintain Compliance and Property Standards
  • Ensure compliance with applicable federal, state, and local laws, Fair Housing requirements, company policies, and health and safety standards.
  • Enforce property policies and procedures and support audits, surveys, reviews, and inspections.
  • Coordinate maintenance and corrective actions to protect the property’s condition, safety, and long-term value. Maintain effective communication with ownership, residents, employees, vendors, contractors, and visitors.
What You Bring
  • Bachelor’s degree in business, hospitality, real estate, marketing, finance, or a related field, or equivalent experience.
  • At least 15 years of multifamily residential property management experience.
  • Experience with lease-ups, new construction, and New York City real estate operations.
  • Working knowledge of commercial and retail property management, preferably in a mixed-use environment.
  • A hospitality-driven leadership style and a track record of developing teams and elevating service standards. Strong interpersonal, written, and verbal communication skills.
  • Significant labor relations experience, including unionized environments, as applicable.
  • Strong knowledge of building systems, maintenance, property operations, and vendor management.
  • Financial expertise in budgeting, forecasting, reporting, expense management, and Generally Accepted Accounting Principles (GAAP). Proficiency in Microsoft Office and property management platforms, including iLuvLeasing (CRM), On-Site, and Yardi.
