Misión y objetivo
Dentro del área de Real Estate, la persona seleccionada se incorporará al equipo de Technical Development-Desarrollo de Promociones
Se trata de liderar y gestionar el desarrollo integral de las promociones inmobiliarias asignadas, con el objetivo analizar y ejecutar la inversión más adecuada en los activos, especialmente promoción residencial, maximizando el valor del inmueble.
Realizando la coordinación de intervinientes en la ejecución de la obra con seguimiento y control de costes y plazos, finalizando con la gestión de incidencias de postventa una vez entregas las viviendas a los compradores finales.
Funciones principales
Gestión integral de la promoción: coordinación de equipos, seguimiento y control de costes y plazos.
Gestión de la actualización/elaboración del proyecto, incluyendo plan de aseguramiento de la calidad para cada promoción, aseguramiento de cumplimiento de normativa urbanística.
Gestión de licitación de proveedores, preparación de documentación, asesoramiento jurídico, baremación de concurso, propuesta de adjudicación, formalización de contratos, aprobación de proyectos técnicos, homologación, etc.
Gestión, tramitación y obtención actualización de permisos, autorizaciones y licencias para la correcta ejecución de las obras.
Gestión del proceso de legalización: inscripción registral y declaración catastral.
Recopilación de la documentación final de obra, manuales de viviendas, libro del edificio, certificado final de obra.
Gestión de la contratación de suministros, seguros, impuestos, puestas en funcionamiento, comunidad de propietarios, etc.
Recepción de obras y entrega de la promoción a compradores.
Gestión de postventa.
Búsqueda de oportunidades de inversión según estrategia definida.
Elaboración de los distintos informes de seguimiento tanto al cliente externo como al interno

Requisitos
Titulado/a Arquitecto Técnico. Arquitecto.
Mínimo 3 - 5 años de experiencia en posición similar o en Departamento Técnico de Promotora o Constructora, realizando licitación, seguimiento y control de obras de Edificación en cuanto a presupuesto, planificación y calidades, tramitaciones administrativas necesarias para la ejecución de obra y legalización de promociones hasta su comercialización.
Nivel avanzando de Autocad, Excel y Power Point.
Carnet de Conducir y Disponibilidad para viajar.
