Position Overview
The Asset Manager supports the oversight and strategic management of a portfolio of real estate assets. This role focuses on analyzing property performance, assisting in the execution of asset-level business plans, and identifying opportunities to enhance value and maximize returns. The Asset Manager works closely with Property Managers and Regional Managers to ensure operational efficiency and alignment between onsite management and investment objectives.
Key Responsibilities
Review property level financial statements, rent rolls, and operating reports to identify trends and variances
Track key performance indicators such as Net Operating Income (NOI), occupancy rates, leasing activity, and both controllable and uncontrollable expenses
Maintain asset models and update cash flow projections based on actual performance and market assumptions
Assist in budgeting, forecasting, and reforecasting for assigned properties
Prepare monthly/quarterly/annual investor reports, and performance summaries for both internal owners and external investors
Collaborate with property management teams to monitor leasing performance, capital projects, and expense management
Conduct market research and competitive analysis to support leasing and repositioning strategies
Assist in evaluating underwriting assumptions and financial models related to acquisitions, development projects, dispositions, and refinancing opportunities.
Support due diligence efforts for acquisitions and dispositions, including document review and data analysis
Review and interpret legal documents, such as loan agreements, guarantees, Private Placement Memorandums (PPM’s) and promissory notes, and coordinate as necessary to ensure compliance with loans.
Build and maintain strong relationships with various stakeholders, including senior team members of Haverkamp affiliates and external investors.
Requirements
Qualifications
Bachelor’s degree in Finance, Accounting, Real Estate, Economics, Business, or a related field
Experience
1–4 years of experience in Asset Management, Finance, Accounting, or a related analytical role preferred
Exposure to real estate financial modeling and property-level analytics preferred
Skills
Strong analytical and quantitative skills
Proficiency in Microsoft Excel; experience with advanced formulas, financial models preferred
Understanding of key real estate metrics such as NOI, cap rates, IRR, DSCR, LTV, equity multiple, cash-on-cash returns, and occupancy trends are preferred.
High attention to detail with strong organizational skills
Ability to manage multiple tasks and meet deadlines in a fast-paced environment
