Regional Property Manager – Affordable Housing

Locations: Georgia & Wisconsin | Travel Required

HUD & LIHTC Portfolio

Are you an experienced property management leader with a passion for affordable housing? We're looking for a Regional Property Manager to oversee a portfolio of HUD and LIHTC communities across Georgia and Wisconsin. This role travels regularly to assigned properties, so a willingness and ability to travel is essential.

What You'll Do

  • Oversee day-to-day operations across your assigned portfolio of affordable housing communities.
  • Travel to properties for regular site visits and inspections, evaluating operations, curb appeal, maintenance, safety, and resident satisfaction.
  • Monitor occupancy, leasing, delinquency, and resident retention performance.
  • Prepare and manage annual operating budgets, and analyze financial and variance reports to maximize NOI.
  • Ensure full compliance with HUD, LIHTC, Fair Housing, Section 8, and other affordable housing program requirements.
  • Prepare properties for NSPIRE inspections, MORs, and state agency audits.
  • Supervise, mentor, and develop Community Managers and on-site teams.
  • Support resolution of escalated resident concerns and uphold strong customer service standards.
  • Oversee vendor performance and coordinate on capital projects and preventive maintenance.

What You Bring

  • Bachelor's degree in Business Administration, Property Management, Real Estate, or related field preferred.
  • 5+ years of progressive property management experience, including multi-site supervision. REQUIRED
  • Extensive experience with affordable housing programs, including HUD, LIHTC, and Section 8. REQUIRED
  • Strong knowledge of affordable housing compliance, REAC inspections, MORs, and financial reporting.
  • Proven leadership and team development skills.
  • Excellent organizational, analytical, and communication abilities.
  • Proficiency with property management and compliance software.
  • Valid driver's license and auto insurance and the ability to travel regularly to properties in Georgia and Wisconsin. *REQUIRED

Work Environment

  • Frequent travel to assigned communities in GA and WI, plus regional meetings.
  • Fast-paced environment requiring the ability to manage multiple priorities.
  • Availability to respond to urgent operational or compliance matters as needed.
