Description
We are seeking a driven Property Manager to lead our community. This role is for a high-energy leader motivated by strong occupancy, resident satisfaction, operational excellence, and overall property performance.

Key Responsibilities
- Lead a team of leasing and maintenance employees in their daily activities to ensure compliance with company and government policies, procedures, and expectations, including safety, OSHA compliance, and Fair Housing Guidelines.
- Develop, analyze, and review budgets and financial statements to forecast and comply with marketing and operational expectations.
- Strive to achieve all monthly, quarterly, and annual NOI and favorable financial variances based on budgetary goals for the property's performance.
- Ensure team members adhere to company policies and complete all required training in our learning management system.
- Coach, inspire, and supervise all on-site team members to achieve operations and occupancy goals.
- Set and achieve challenging leasing and collection goals by recognizing opportunities and overcoming obstacles.
- Assist HR with recruiting, onboarding, training, reviews, documentation, and terminations when necessary.
- Ensure full compliance with Fair Housing, OSHA, and all regulatory requirements.
- Provide excellent customer service while maintaining the highest standards of courtesy, respect, and sensitivity for resident services.
- Establish resident experience standards and retention strategies as occupancy stabilizes.
Requirements
- Demonstrated success in driving leasing performance in competitive or evolving markets
- Strong financial acumen, including pricing strategy, budgeting, and forecasting
- Strong understanding of Fair Housing and regulatory compliance
- Proficiency with RealPage and Microsoft Office (Excel skills strongly preferred)
- CAM, CPM, or CAPS designations preferred
Work Environment
- Onsite leadership role with availability during extended leasing hours, including weekends
- Fast-paced, dynamic environment requiring adaptability and hands-on involvement
- Ability to work both indoors and outdoors in varying conditions
- Physical requirements include walking, standing, climbing stairs, and occasional lifting up to 25 lbs
Compensation | Base Salary + Uncapped Commission Structure
- Total compensation: $60,000 to $80,000
- Performance bonuses tied to leasing milestones and occupancy goals
- Additional earning potential through commissions and achievement-based incentives
