Position Summary

The Community Manager is responsible for the overall operational, financial, and physical performance of Washington Gardens. This position provides leadership, training, and operational support to onsite teams, ensuring company standards, resident satisfaction, regulatory compliance, and financial objectives are consistently achieved.

The Community Manager leads by example, drives accountability, and partners with maintenance, regional leadership, and corporate departments to maximize occupancy, revenue, and resident retention.

Essential Duties and Responsibilities

Property Operations

Oversee the daily operations of assigned community.
Ensure property is maintained in accordance with company standards and local, state, and federal regulations.
Monitor occupancy, leasing performance, delinquency, resident retention, and turnover.
Conduct regular property inspections and implement corrective action plans as needed.
Ensure exceptional customer service is delivered to residents and prospects.

Financial Management

Assist with preparation and management of annual operating budgets.
Monitor monthly financial performance and identify opportunities to improve NOI.
Review financial statements, variances, and operating expenses.
Approve invoices and ensure timely processing.
Maintain collection efforts and minimize delinquency.
Budget tracking for community.

Leadership & Team Development

Assist Post Road Management with onboarding and training needs as they arise.
Conduct regular performance discussions and provide ongoing feedback.
Promote accountability while fostering a positive team culture.
Assist with performance improvement plans when necessary

Compliance

Ensure compliance with Fair Housing laws and all applicable local, state, and federal regulations.
Maintain complete and accurate resident files.
Ensure compliance with affordable housing programs including, HUD, HOME, or other applicable programs when assigned.
Assist with audits and agency inspections.

Leasing & Resident Relations

Monitor leasing activity and marketing effectiveness.
Review pricing strategies and recommend rental adjustments.
Resolve resident concerns and escalated issues professionally and promptly.
Promote resident retention through quality customer service and community engagement.

Maintenance Coordination

Supervise Maintenance Technicians to ensure work orders are completed timely.
Monitor preventive maintenance schedules.
Conduct regular inspections of curb appeal, vacant units, amenities, and common areas.
Coordinate capital improvement projects when assigned.

Administrative Responsibilities

Ensure accurate use of property management software including AppFolio and other company systems.
Prepare weekly, monthly, and quarterly operational reports.
Maintain accurate records and documentation.
Participate in company meetings, training, and special projects.

Education

High school diploma or GED required.
Associate's or Bachelor's degree in Business, Property Management, Real Estate, or related field preferred.

Experience

Minimum of 5 years of residential property management experience.
Minimum of 2 years in a leadership or supervisory role.
Experience managing multiple communities required.

Knowledge & Skills

Strong knowledge of Fair Housing laws.
Excellent leadership and coaching abilities.
Strong financial and budgeting skills.
Ability to analyze financial reports and operational metrics.
Excellent conflict resolution and customer service skills.
Strong organizational and time management skills.
Excellent written and verbal communication skills.
Ability to prioritize multiple projects in a fast-paced environment.
Proficient in Microsoft Office Suite.
Experience with AppFolio, Paycom, and other property management software preferred.

Certifications

Certified Apartment Manager (CAM) preferred.
Valid driver's license with reliable transportation required.

Physical Requirements

Ability to walk properties, climb stairs, and inspect buildings.
Ability to lift up to 25 pounds occasionally.
Ability to sit, stand, bend, and use standard office equipment for extended periods.
Ability to travel between assigned properties as needed.
