POSITION OVERVIEW

This is a part- time live-on-site role that is responsible for the overall condition and environment of the building in which they reside. Responsible for and the first responder to after-hours and weekend property issues and emergencies. This position requires exacting attention to detail, excellent customer service skills, and strong communication skills. Compensation for this position is by providing highly reduced or free housing in the building you're assigned to as a Resident Manager- occupancy rules apply.

ESSENTIAL DUTIES & RESPONSIBILITIES:

Responsible for property walk throughs to ensure maintenance and upkeep meets company standards
Promptly and successfully respond to tenant complaints and work order emergencies during after hours
Some light cleaning of carpets, laundry rooms, elevators, garbage rooms may be required
Resolve any after-hours lock outs, etc.
May need to assist with building inspections with Property Managers
Assist with conducting new move-in orientations and move-out inspections from time to time
Coordinate vendors and contractors in emergency situations
Learn and ensure compliance with all company, local, state and federal safety rules
Must be able to remain calm during emergency situations
Light cleaning of available rental units may be needed time to time
Assist in posting notices as directed by the Property Management team
Responsible for enforcing Apartment Rules as stated in the Lease Agreement
Directs residents on proper work order (non-emergency) submittal and partners with the proper department to address work orders
Maintains hourly/daily work logs and activity via SynCrew
Conduct monthly key audit and provide proper reporting/documentation
Responsible for completing incident reports (as needed) and submit to the Property Manager on a timely manner
Ensures that the property is well-maintained

QualificationsSKILLS, KNOWLEDGE AND ABILITIES

Plumbing experience and electrical knowledge, preferably in high rise buildings
1-2 years of basic facilities and maintenance experience
Ability to work after business hours and on weekends may be necessary
Customer service experience required
Excellent organizational, communication and time management skills
Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards
High school diploma or equivalent required
Ability to read, write and speak Spanish a plus

PHYSCIAL REQUIREMENTS:

Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards
Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards
Must be able to lift and carry up to 50 lbs.
Must be able to listen and speak clearly on telephone
