We are currently seeking a Building Support Service Specialist to support our federal customers in US Virgin Islands. This position serves as the support to federal field office managers, and is integral in providing general building management, construction management and project management services.
Key Responsibilities
Support the Building Manager in St Thomas
Track all projects for the island
Coordinate deliveries
Notify tenants of shutdowns
Provide Logistics coordination/support
Provide administrative support
Inspect projects
All projects on the island will be funneled through this role to Project Managers.
Manage small projects
Create Statements of Work (SOWs) and Independent Government Estimates (IGEs)
Provide regular updates to tenants on all projects in the building
Be able to work after hours and on weekends
Coordinate project meetings with other branches
Serves as the on-site point of contact (POC) during construction projects, and when interacting with federal client agency personnel.
Performs property management and inspections services of federally owned facilities.
Oversees repair and alterations projects in federally supervisor owned locations within the Field Office.
Sets up meetings with the construction and building maintenance contractors.
Performs periodic budget and other reviews on behalf of federal customers.
Prepares reports, documents and letters for the review and signature of the building manager.
Performs mechanical/janitorial inspections in machine rooms, roofs, or other construction sites.
Meets with building tenants on a recurring basis to assess their facility needs, ensure that those needs are being met or exceeded, and assure that the procedures used to obtain services are responsive and customer friendly.
Assists with estimating projects for construction and services in federally owned space in accordance with federal requirements.
Manages all assigned projects from “cradle to grave”, inputting everything from the estimates and scopes of work to the financial documents for contract award and closeout.
Ensures that all building maintenance services are properly scheduled with the client agency and building owner and proper funding is in place.
Advises on dangerous conditions, accidents, and any other safety conditions requiring immediate action.
Coordinates, and is present for, after-hours inspections such as Fire Alarm and Elevator inspections as needed.
QualificationsYour Skills & Education
Possess 5-10 years' experience managing commercial or residential buildings, including inspection of projects. (For the purpose of the position, candidates with a more general technical background will be considered acceptable).
Demonstrated ability to manage multiple projects in design and construction on budget and on schedule.
Demonstrated ability to effectively administer and manage large or diverse collections of owned properties.
Possesses superior customer service skills and acts in a manner that is professional and businesslike when interacting with visitors, contractors, and federal personnel.
Possesses excellent accounting and organizational skills.
Possesses knowledge of National, State, and Local laws and codes.
Must be able to obtain HSPD-12 federal security clearance. (Mandatory Requirement)
