Position Overview
The Mortgage Opener is responsible for assisting with the initial stages of residential first mortgage loans, including FHA, VA, USDA, State bond programs and conventional loans to ensure compliance with Federal/State and investor’s requirements in addition to FNMA, FHLMC, FHA, VA, USDA and state bond guidelines and company policies. This individual reviews and verifies the initial financial information provided by the Loan Officer and the applicant to determine if sufficient information has been provided to begin processing the application. The Mortgage Opener reviews eligibility of new mortgage applications received from loan officers and updates information on the Loan Origination system as needed and orders all initial services required to process a mortgage application including but not limited to appraisals, flood certifications, condo questionnaires and verifications of employment.
Essential Duties and Responsibilities
- Completes an initial review of residential first mortgage loans, including FHA, VA, USDA, State bond programs and conventional loans to ensure general compliance with investor’s requirements, FNMA, FHLMC, FHA, VA, USDA and state bond guidelines, along with Federal and State regulations and company policies.
- Reviews and verifies the initial financial information provided by the Loan Officer and the applicant to determine if sufficient information has been provided to begin processing the application.
- Reviews eligibility of new mortgage applications received from loan officers and updates information on the Loan Origination system as needed and orders all initial services required to process a mortgage application including but not limited to appraisals, flood certifications, condo questionnaires and verifications of employment.
- Accepts initial Applications from Loan Officers and reviews for completeness.
- Processes appraisal fee checks, orders appraisals and flood certifications, and processes 4506-T forms for all loans upon receipt of the loan file.
- Enters and updates information into the Loan Origination System as needed.
- Coordinates specific work tasks with other personnel within the department as well as with other departments in order to ensure the smooth and efficient flow of information.
- Maintains customer confidentiality.
- Keeps abreast of changes in policies, procedures, and regulations applicable to the bank and mortgage industry. Understands and applies Federal and State regulations pertaining to residential first mortgage loans.
- Assists with HMDA data review to ensure accurate and complete reporting of all required information to meet regulatory requirements
- Performs tasks, which are supportive in nature to the essential functions of the job, but which may be altered or re-designed depending upon individual circumstances.
- Regular and predictable attendance is required.
Education & Qualifications
- A B.S. or B.A. degree, preferably in a related field of study preferred.
- A minimum of one (1) years’ related experience normally required.
- Previous residential mortgage experience strongly preferred.
- Must be able to effectively prioritize tasks and meet deadlines while completing accurate work.
Skill(s)
Proficient reading, writing, grammar, and mathematics skills; proficient interpersonal relations and communication skills, including visual, auditory and speaking skills; through knowledge of changes in policies, procedures, and regulations applicable to the bank and the mortgage industry; understanding of Federal and State regulations and investor’s guidelines pertaining to residential first mortgage loans; strong problem solving, analytical, and organizational skills; excellent knowledge and proficiency in Word, Excel, Outlook, and automated underwriting systems; strong attention to details, accuracy, and quality; ability to sit, stand, walk, bend, stoop, reach with hands or arms, use hands to manipulate objects, handle or feel, and lift items weighing 20 lbs. or less.
Pay Transparency
We set standard salary ranges for our roles based on the position, function, and responsibilities, as benchmarked against similarly sized companies in our industry. Specific compensation offered will be determined based on a combination of factors including the candidate’s knowledge, skills, depth of work experience, and relevant licenses/credentials. The salary range may vary based on geographic location.
The hourly rate for this position ranges from $20.36 to $30.54.
