Position Summary

The Skilled Maintenance Technician is responsible for ensuring the safety, functionality, and comfort of the senior living and assisted living community by performing a wide range of maintenance tasks. This role involves troubleshooting, repairing, and maintaining building systems, equipment, and resident apartments to meet regulatory standards and provide a high-quality living environment. The technician works collaboratively with the operations team to support preventive maintenance programs, respond promptly to service requests, and uphold compliance with health, safety, and environmental guidelines.

Key Responsibilities

Fill out incident reports
Room set up in timely manner and per direction
Performs all minor repairs on electrical equipment, e.g., cord ends, call cords, bedside lamps, etc.
Knowledge of elevators (reset them when person is trapped, etc.)
Performs a variety of tasks involved in anchoring of objects
Prepares and paints walls, ceilings, doors, equipment, etc.
Repairs plugged drains, leaky faucets, toilets, etc.
Knowledge of fire panel
Performs by generally understanding given orders; decision-making required regarding quality and completeness of tasks. Uses initiative and good judgment in performing jobs so they will not result in loss of property or danger to staff / residents
Responsible for maintaining equipment in good working order – uses hand and power tools, ladders, scaffolds, etc.
Responsible for shoveling of snow.
Follow daily routine, get job done
Completion of work orders timely and quality work
Makes rounds timely and as directed
Notifies Department Head & Executive Director as needed
Assist contractors working in building
Always adheres to dress code policy.
Always adheres to time and attendance policy.
Practices safe work habits and follows all safety procedures of the facility.
Repair or replace light fixtures
Replace plugs/plate switches
Knowledge of generator (transfer switches)
Answer Personal Emergency Response System (PERS) promptly and efficiently
All other maintenance related duties
Assures the safety, security, and wellbeing of our residents

Qualifications

One (1) to three (3) years' experience in Maintenance.
High school/Technical school or equivalent required.
Must have a valid New York State Driver’s license.
Must submit to and pass a yearly physical examination.
Physical - Must have physical ability to lift a minimum of 50 lbs.

Working Conditions

Stands and walks throughout the entire shift.
Ability to multitask as subject to many interruptions and changes of priorities.
Contact with residents, employees and families.
Required to make decisions within the established guidelines.
Required to handle emergency situations.
Exposed to extreme heat and cold during winter and summer months.
May lift heavy objects, climb ladders, work on scaffolds, exposed to job related injuries such as burns, electrical shock, etc.
Clean environment.

Other Requirements

Participation in scheduling, being flexible, and willing to cover shifts as necessary.
Ability to listen to resident, family concerns and implement appropriate action.
