ROLE OVERVIEW 
 
The Facilities Manager is responsible for the strategic oversight, maintenance, and operational management of GTI's Wilmington, NC facility. This role ensures that the building, grounds, and all facility systems operate safely, efficiently, and in full compliance with local, state, and federal regulations. The Facilities Manager serves as the primary point of contact for all facilities-related matters, supervises maintenance activities (both in-house and contracted), manages site maintenance vendor relationships, and provides proactive planning to support current operations and future facility expansion. This position relieves operational leadership of day-to-day building management responsibilities while maintaining high standards for employee safety, operational continuity, and asset preservation. 

 

KEY RESPONSIBILITIES 

  • Provide overall management and oversight of the Wilmington facility, ensuring consistent operational standards, regular inspections, and preventative maintenance across all building systems  

  • Develop, implement, and monitor preventative maintenance schedules for HVAC, electrical, plumbing, roofing, structural systems, and equipment  

  • Conduct regular facility inspections to identify maintenance needs, safety concerns, code violations, and compliance risks before they escalate  

  • Oversee all repair and maintenance activities, including coordination with external contractors and vendors; manage work orders and approve invoices  

  • Serve as the primary point of contact for all facilities-related issues, emergency responses, and requests from operations, management, and tenants  

  • Ensure timely response to urgent and emergency situations, including weather-related events (snow removal, ice management), equipment failures, and safety hazards  

  • Supervise facilities maintenance staff and manage performance and adherence to service agreements  

  • Monitor compliance with OSHA, fire safety, sanitation, building codes, ADA accessibility requirements, and all local, city, and state regulations  

  • Manage violations, inspection notices, and corrective action plans; maintain documentation related to inspections, permits, violations, and completed work  

  • Manage facilities budgets for maintenance, repairs, supplies, and capital projects; track expenditures and prepare variance reports  

  • Support space planning, reconfiguration, and readiness of manufacturing, warehouse, and office areas to meet operational needs  

  • Coordinate facilities readiness for production launches, expansions, or relocations; work with Operations leadership on facility-related aspects of business initiatives  

  • Maintain inventory of maintenance tools, equipment, supplies, and safety equipment; ensure proper storage and accessibility  

  • Ensure all security systems, access controls, lighting, and emergency protocols are operational and properly documented  

  • Perform hands-on maintenance and repairs as needed to address issues promptly or supervise their completion  

  • Coordinate communications with other GTI facilities on best practices and shared facility management initiatives  

  • Maintain detailed records of all maintenance activities, capital projects, compliance matters, and facility assessments  

  • Stay current with building codes, safety regulations, and industry best practices; recommend facility improvements and upgrades 

  • Performs other duties as assigned to support department goals. 

 

QUALIFICATIONS 


Required  

  • High school diploma or equivalent required 

  • Minimum 4 years of facilities management, building maintenance, or property management experience 

  • Demonstrated hands-on experience with building systems including HVAC, electrical, plumbing, and structural components 

  • Strong working knowledge of preventative maintenance practices and equipment operation 

  • Experience managing multiple buildings, a complex facility, or coordinating across multiple locations 

  • Proven ability to supervise staff, manage contractors and vendors, and oversee compliance activities 

  • Strong organizational skills, attention to detail, and ability to prioritize multiple projects simultaneously 

  • Ability to work independently, exercise sound judgment, and handle emergency situations with minimal supervision 

  • Proficiency with facilities management software, work order systems, and Microsoft Office 

  • Valid driver's license and reliable transportation 

 

Preferred 

  • Technical or trade certification (HVAC, electrical, plumbing) or journeyman-level experience  

  • Certified Facility Manager (CFM) credential or willingness to pursue  

  • Experience in manufacturing facility management or industrial building operations  

  • Experience managing capital improvement projects or facility renovations  

  • Knowledge of fire suppression systems, emergency protocols, and safety compliance procedures  

  • Experience with energy management and sustainability initiatives  

  • Familiarity with IFS or similar ERP systems  

  • Bilingual proficiency (English and Spanish) 

PHYSICAL REQUIREMENTS 

Must be able to lift up to 50 pounds regularly and 75 pounds occasionally. Frequent standing, walking, climbing, kneeling, and reaching. Ability to operate hand and power tools and ladders. Exposure to dust, chemicals, temperature extremes, and noise. Willingness to respond to emergencies and work extended hours when needed. 

WORKING ARRANGEMENTS 

The Facilities Manager works Monday through Friday, 8:00 AM to 5:00 PM, with flexible hours to accommodate facility needs and emergencies. The position requires 24/7 on-call availability to respond to urgent situations such as severe weather events, equipment failures, and safety incidents; on-call duties may require after-hours and weekend response. Work occurs primarily on-site at the Wilmington facility, with exposure to manufacturing, warehouse, and outdoor areas. And operations scale, the field travel percentage may adjust based on organizational structure and delegation.
