ABOUT THE ROLE
The Business Development Manager is a hunter-focused, quota-carrying role responsible for generating and closing new business for commercial cleaning and facility services at large-square-footage properties, corporate campuses, healthcare and educational institutions, and multi-site retail portfolios. This role is 100% new-logo focused: identifying targets, building relationships with property owners, facility executives, and procurement teams, and converting prospects into signed contracts.
WHAT YOU'LL DO
- Proactively identify and prospect net-new business opportunities in commercial cleaning and facility services, prioritizing large-square-footage single sites and multi-site portfolios.
- Build and manage a robust pipeline through outbound prospecting, networking, referrals, RFP/RFI responses, and industry events with a focus on volume and velocity of new-logo activity.
- Research and map target accounts, including property management firms, REITs, corporate real estate teams, and facility directors, to identify decision-makers and buying triggers.
- Conduct on-site walkthroughs and needs assessments at prospective large-footprint facilities to accurately scope service requirements.
- Develop and deliver compelling proposals and presentations that position Grupo EULEN's value against incumbent providers and competitors.
- Collaborate with pricing/operations teams to build accurate, profitable pricing based on square footage, scope of work, staffing model, and site complexity.
- Lead contract negotiations from initial proposal through signature, coordinating with legal and operations as needed to finalize terms.
- Manage a smooth handoff of newly signed accounts to the operations and account management teams, ensuring a strong first-90-day client experience.
- Track all prospecting activity, pipeline stage, and forecasted revenue in the CRM; report progress against new-business targets to the VP of Sales.
- Represent Grupo EULEN at industry conferences, trade shows, and networking events to build brand awareness and generate qualified leads.
- Stay current on market trends, competitor offerings, and pricing in the janitorial/facility services space to sharpen competitive positioning.
WHAT WE ARE LOOKING FOR
- Bachelor's degree in Business Administration, Sales, Marketing, or a related field (preferred).
- 5+ years of outbound, quota-carrying business development experience in commercial cleaning, janitorial, or facility management services.
- Proven track record of independently sourcing and closing new business, particularly with large-square-footage or multi-site facility contracts.
- Strong hunter mentality comfortable with cold outreach, prospecting, and building a pipeline from scratch.
- Skilled at navigating complex sales cycles involving multiple stakeholders (facilities, procurement, finance, executive leadership).
- Working knowledge of facility services pricing structures (square footage, frequency, labor, consumables) sufficient to shape competitive proposals.
- Excellent verbal, written, and presentation skills, with strong negotiation ability.
TRAVEL AND SYSTEMS
- Proficiency with CRM systems, prospecting/sales-engagement tools, and Microsoft Office Suite.
- Ability to travel extensively within the assigned market for prospect meetings, site walks, and industry events.

WORK ENVIRONMENT
This role is field- and office-based, requiring regular travel to prospective and existing client sites, including large-square-footage commercial, industrial, and institutional facilities, for walkthroughs, proposals, and relationship management. Standard office equipment and CRM/data systems are used daily. The person in this position regularly communicates with clients, prospects, and internal teams in person, by phone, video, and correspondence.
