The Role

We're looking for a Maintenance Manager to own the operational backbone of our maintenance department — the systems and follow-through that keep work orders moving from open to verified-closed, without things falling through the cracks. This is a management role focused on process, accountability, and coverage, not swinging a hammer. You'll work closely with our Maintenance Supervisor and Maintenance Coordinators, but you'll own a distinct lane: inventory, scheduling integrity, and work order quality control.

What You'll Own

  • Inventory Management — Maintain visibility and control over maintenance inventory (tools, materials, vehicle stock, and basement storage), keeping supply levels accurate and minimizing wasted runs to the hardware store.
  • Scheduling — Oversee the scheduling process across maintenance coordinators, making sure work orders are assigned, prioritized, and moving on a timeline that keeps tenants, owners, and technicians unstuck.
  • Work Order Closeouts — Manage the closeout process for completed work orders, verifying job completeness before a ticket is marked done — catching rework and callbacks before they become owner or resident complaints.
  • Coordinator Coverage — Step in to cover Maintenance Coordinator responsibilities during absences, overflow, or gaps, so scheduling and dispatch never stall out.
  • Keeping Things Moving — Act as the operational checkpoint for the department: flag bottlenecks, tighten up inconsistent processes between coordinators, and hold the line on our standards for job completion.

What We're Looking For

  • Experience in property management, maintenance operations, construction management, or a similarly hands-on operations role
  • Comfortable owning a process end-to-end and holding others accountable to it — diplomatically, but firmly
  • Strong organizational skills — you can track multiple work orders, technicians, and inventory streams at once without losing the thread
  • Experience with maintenance/work order software (we run on AppFolio) is a plus
  • Someone who thrives in a young, fast-moving company and wants to build systems rather than inherit finished ones
