About the Role

As a Groundskeeper you play a key role in making our apartment communities a great place to live! The Groundskeeper is a member of the Maintenance staff working directly with the Service Manager and the office staff to provide world-class service to our residents. The Groundskeeper is a “hands-on” professional whose goal is to make sure everything is working right every day.
What You Bring: (Requirements)

Excellent oral and written communication skills
Must be willing to work evenings or weekends (on call) in case of an emergency
Be able to take direction in English or Spanish
Be professional and courteous
High school diploma or GED – Preferred

Basic Microsoft Office Suite

Must be able to walk, stand, climb stairs, ladders and access various areas of the property
May be required to push or pull items and reach overhead
May be required to bend, stoop or kneel
May require dexterity of hands and fingers and ability to grasp tools
Must be able to hear and understand verbal communications in person and over the phone or computer
Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms
May occasionally be required to lift or carry items weighing up to 50 pounds.
Occasionally lifting heavier items with assistance of team members or lifting equipment
Must be able to operate various maintenance tools such as mowers, trimmers, blowers and irrigation systems.
Must be able to use mobile devices and applications for work-related tasks
This role is based on site and requires that the employee spend time outside with exposure to the elements.
May require working in confined spaces, heights and potentially hazardous areas

What You’ll Do: (Responsibilities)

Responsible for the overall upkeep of the community landscape and the exterior image which includes cleaning of the driveways, parking lots, curbs, dumpster areas, exterior hallways, or any other public areas; maintenance of community flowerbeds, plants, and grass areas; snow removal; and pool cleaning or routine pool maintenance
Responsible for providing world class customer service by addressing the concerns and maintenance needs of our residents in a friendly and professional manner
Complete grounds work as directed by Service Manager and/or Community Manager which may include picking up trash, clean dumpster areas, trash rooms and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc.
Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails
Execute basic landscaping including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves and twigs
Assist in the preparation of make-ready units, including but not limited to removing trash from vacant apartments (trash outs) prior to make-ready
Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the community
Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work
Report supply needs to Service Manager and maintain shop organization
Collaborate effectively with maintenance team members, and external contractors to ensure seamless community maintenance, foster teamwork and cooperation
Assess community safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being
This involves maintaining the cleanliness of the grounds, delivering notices to apartments and performing tasks like interior and exterior painting
